Putting the "nice" back in "Nicetown"
Nicetown, located in Upper North Philadelphia, is a community in development. Local organizations and city officials, like the Nicetown Community Development Corporation, are actively working toward enhancing the quality of life for area residents. Efforts include improving housing developments and increasing community engagement. More specifically, the nonprofit aimed to establish affordable and accessible housing like Nicetown Court, a low-income housing project. Other initiatives include the Wingohocking Street Project, a redevelopment plan for vacant properties, and a revitalization plan for Nicetown's commercial corridor. Organized efforts are helping Nicetown turn a new leaf. "The mayor is doing a lot of help uplift the community," says Realtor Anthony Fanelli of Alpha Realty Group. Fanelli has sold homes across the region for nearly three decades. "A task force is helping to make sure the streets are clean, and they're helping to make it safe."

Several local organizations and community centers promote community engagement
Nicetown has several neighborhood-based organizations that promote community engagement. Children in the area are part of the Shane Victorino Nicetown Boys & Girls Club. The facility, more than 100 years old, was revamped thanks to the former Philadelphia Phillies star. The club features an updated indoor basketball court, gym, study area, computer lab and more. Core programs include the Literacy Initiative, which helps bridge the educational gap, and the Triple Play Program, which supports children's health. The Hunting Park Recreation Center is a nearby community gathering point where locals play basketball, tennis, and swim during the summer. The recreation center's surrounding eponymous park has ample green space and walking trails. Families bring their kids to Nicetown Park, which has a playground and a small green space.

Housing mainly comprises established brick row homes
Nicetown features traditional Philadelphia-style row homes built between 1920 and 1950. Some areas feature blocks of colorful row homes with front doors against the sidewalk. But most homes have classic, red-brick facades with second-story bay windows. Buyers will also find larger three-story row homes with covered porches. Nicetown's row homes typically come with small 100-square-foot fenced-in backyards. While most homes require street parking, a development of row homes in the neighborhood's southside features driveways. "A lot of properties are starting to be renovated," says Realtor Phil Cavalcanto of Coldwell Banker Realty. Cavalcanto has sold homes in the area for nearly 20 years. "But prices are still more affordable than other neighborhoods in Philly. There hasn't been an overwhelming increase in prices." Prices range from about $50,000 to $300,000.
