Olney is a densely inhabited neighborhood in North Philadelphia that has been on the fast track of growth and is bursting with local storefronts and a bevy of multicultural eateries. “It’s an urban area but more suburban than Downtown Philadelphia,” says Brett Rosenthal, who has been selling homes in the area for Revolve Philly Group, Compass RE for six years. “It’s not a place people seek out. Little sections of it have a friendly vibe.” He adds that many people who move to the area are associated with Thomas Jefferson University Hospital. Almost every part of Olney is home to a medical facility or clinic. Among them is Philadelphia's biggest independent teaching hospital, Albert Einstein Medical Center.

One appeal to the community is walkability and bikeability. “It’s very walkable and accessible to restaurants and shopping,” says Realtor Mike Cirillo of Better Homes Realty. The other is, according to Rosenthal, that first-time home or financially challenged buyers have access to two financial assistance programs — Philadelphia's Philly First Home grant, which helps first-time homebuyers decrease their principal and cover down payment and loan closing fees by up to $10,000 or 6% of the home's purchase price, whichever is smaller. The other is Pa. Homeowners Assistance Fund Plan. PAHAF is funded by the U.S. Department of Treasury and provides protections from delinquency, default, foreclosure and displacement. Price points for the early to mid-century housing are $90,000 to $267,000. For example, $225,000 will get you a 3 bedroom, 1 bath, 1,000 square foot dwelling on Lindley Avenue. Some of the homes even have an attached garage in the back. Amenities include 40 local hospitals, including the largest independent teaching hospital, Albert Einstein Medical Center and 265 local places of worship, like St. Alban's Church, an American Protestant Episcopal Church, founded in 1891.

Historic schools

National Register of Historic Places-listed Olney Elementary, Andrew J. Morrison School, James Russell Lowell School and Olney High School were built in the early 1900s with old-style architecture. Some students also attend Grover Washington Jr. Middle School, which is much newer. Olney High School was previously a charter school until the 2022-2023 school year. All are part of The School District of Philadelphia, the largest school district in the state. All five schools are rated a C-minus by Niche. Thirty other schools serve the neighborhood.

Local youths have many outdoor options

Local kids have various playgrounds, including one at the Olney Recreation Center, which offers youth activities and community sports leagues. Fisher Park is another kid-friendly area. This area has gone down hill since I first moved here in the 90's. The crime rate has gone up, I wouldn't personally raise any children in this neighborhood.
