A bustling urban community in the heart of downtown Philly

In the heart of downtown Philadelphia sits the bustling urban neighborhood of Poplar. The community is well-established, offering a wide variety of housing options. There are also several parks and historical landmarks here that serve as points of community pride. “A lot of people have been here for a long time. They are proud of their neighborhood. They are proud of their block,” says Ari Silverman, a Realtor with KW Empower. He’s been selling homes in the area for three years. Poplar is mere minutes from the Center City District, where diverse shopping and dining options are plentiful.

Poplar offers everything from twin homes to condos

The housing market in Poplar is sparse. “Real estate in the Poplar area as a whole moves relatively slow,” Silverman says. However, when homes come up on the market, homebuyers can expect to find twin homes, rowhouses, townhouses and condos. Most of the twin homes and rowhouses were built in the late 1990s and early 2000s. They often sell for between $290,000 and $380,000. When it comes to townhouses, there is a mix of historic and new builds. Older units can sell for between $350,000 and $600,000, while new townhomes can sell for between $720,000 and $1.2 million. Condos range from $135,000 and $386,000. There are also over 500 public housing units available for rent. The Philadelphia Housing Authority created several communities with single-family houses, family-sized apartments and senior apartments.

Neighborhood kids may attend public schools in the School District of Philadelphia

Neighborhood kids may attend schools in the School District of Philadelphia. Kindergarten through eighth grade students on the east side of Poplar may attend General Philip Kearny School, while kids on the west side may go to Spring Garden School. Both schools converge at Benjamin Franklin High School. They were all graded a C-minus on Niche. Parents seeking a Christian private school option may consider The City School. It serves prekindergarten through 12th grade students and is in the neighborhood. Community College of Philadelphia is 1 mile away.

East Poplar Playground was renovated in 2021

East Poplar Playground is centrally located. It was renovated in 2021 as a part of the city’s Rebuild program, which aims to improve public parks, recreation centers and libraries across Philadelphia. Improvements include a new playground, accessible seating areas, a sprayground, and an asphalt track. The 5-acre park also features a pool, sports facilities and a multipurpose building. To the west sits Carrie Turner Community Park, named for the late community activist Carrie Turner. The small fenced-in area offers walking paths and shaded lawn space.

Poplar is home to the highly-rated Federal Donuts North

A few familiar shops dot the streets, such as ALDI, Dollar Tree and the Salvation Army. Popular restaurants here include Pretty Girls Cook, known for its chicken and waffles, and Federal Donuts North, known for its uniquely flavored cake donuts. Poplar is just over 1 mile from the Center City Shopping District, which is comprised of five distinct sections: Rittenhouse Row, West Market Parkway District, Market East Neighborhood, Jeweler’s Row District, and Midtown Village. Here, residents can find hundreds of unique shops and diverse eateries.

The nearby Center City District hosts a slew of annual events

The Edgar Allan Poe National Historic Site is on the south end of town. It’s a preserved house that was once rented by Poe. Today, it functions as a museum. Wells Fargo Center is 7 miles away. The arena is home to the NHL’s Philadelphia Flyers and the NBA’s Philadelphia 76ers. It also regularly hosts concerts and shows. In the Center City District, residents can attend several events throughout the year, including Center City District Restaurant Week. Philadelphia is also home to the ODUNDE Festival, the largest Black and African cultural festival in America. It is hosted annually near Wharton Square Playground in South Philly.

Public Transit is easily accessible

Pennsylvania State Route 611 borders the west side of the neighborhood and follows Broad Street through Philadelphia. It runs north to south and connects to U.S. Interstate Highway 95, which runs along the east coast. Other nearby highways include U.S. Interstate Highways 676 and 76. SEPTA serves this neighborhood. Public bus spots can be found throughout the community. Residents also have access to three subway stations along Broad Street: Spring Garden, Fairmount, and Girard. Residents are just over 3 miles from Penn Presbyterian Medical Center, ranked the No. 1 best hospital in Philadelphia by U.S. News & World Report.
