In the heart of downtown Philadelphia sits the bustling urban neighborhood of Poplar. The community is well-established, offering a wide variety of housing options. There are also several parks and historical landmarks here that serve as points of community pride. “A lot of people have been here for a long time. They are proud of their neighborhood. They are proud of their block,” says Ari Silverman, a Realtor with KW Empower. He’s been selling homes in the area for three years. Poplar is mere minutes from the Center City District, where diverse shopping and dining options are plentiful.
Poplar offers everything from twin homes to condos
The housing market in Poplar is sparse. “Real estate in the Poplar area as a whole moves relatively slow,” Silverman says. However, when homes come up on the market, homebuyers can expect to find twin homes, rowhouses, townhouses and condos. Most of the twin homes and rowhouses were built in the late 1990s and early 2000s. They often sell for between $290,000 and $380,000. When it comes to townhouses, there is a mix of historic and new builds. Older units can sell for between $350,000 and $600,000, while new townhomes can sell for between $720,000 and $1.2 million. Condos range from $135,000 and $386,000. There are also over 500 public housing units available for rent. The Philadelphia Housing Authority created several communities with single-family houses, family-sized apartments and senior apartments.

Neighborhood kids may attend public schools in the School District of Philadelphia
Neighborhood kids may attend schools in the School District of Philadelphia. East Poplar Playground was renovated in 2021
East Poplar Playground is centrally located. It was renovated in 2021 as a part of the city’s Rebuild program, which aims to improve public parks, recreation centers and libraries across Philadelphia. Improvements include a new playground, accessible seating areas, a sprayground, and an asphalt track. The 5-acre park also features a pool, sports facilities and a multipurpose building. To the west sits Carrie Turner Community Park, named for the late community activist Carrie Turner. The small fenced-in area offers walking paths and shaded lawn space.

Public bus spots can be found throughout the community. Residents also have access to three subway stations along Broad Street: Spring Garden, Fairmount, and Girard. Residents are just over 3 miles from Penn Presbyterian Medical Center, ranked the No. 1 best hospital in Philadelphia by U.S. News & World Report.
