Powelton Village

Rare architecture and historic living in Powelton Village
Powelton Village's streets are lined with tall Victorian, Italianate and Greek-revival style twin and rowhomes, some closing in on over a century in age. "Powelton is known for its cute, old, and pretty big housing stock," says Brandoff, "The population is mostly students and doctors from UPenn and CHOP (Children's Hospital of Philadelphia), a lot of young professionals who live there year-round. It's a quaint and calm area." The neighborhood also has many rare Richardsonian Romanesque-style buildings, which are home to apartments as well as local businesses. Street parking is the norm in the neighborhood, and public transit is never far away. Students and employees working in University City or Center City have less than a two-mile walk to the subway and a similar distance to local parks and community gardens. The CAP Index gives the neighborhood a crime score of 5 out of 10, slightly higher than the national average of 4 out of 10. The average home size for single-family houses in Powelton Village is significantly above the national average. Home prices range from $350,000 for a smaller townhouse near the university to as much as $700,000 for a Greek-revival three-story townhome.Cafes and brunch spots on Lancaster Avenue
Corner cafés and local retailers are within a few blocks of most homes in Powelton Village. Sabrina's Café is the most well-known in the neighborhood, part of a family-owned Philadelphia franchise. Located in a tall Richardsonian Romanesque building, Sabrina's has extensive breakfast and brunch menus, including decadent pancakes and specialty beverages. "Sabrina's is very well-known. For good bagels, I only buy from Bart's; they have these amazing New York-style bagels that I love," says Brandoff. The old-school bakery has plenty of bagel sandwich options to choose from and a pickup window for grab-and-go orders. A half mile down from Bart's is Blk Ivy Thrift, a locally owned thrift store that combines vintage clothing and the aesthetics of the Civil Rights Movement to inspire social justice in today's world. The Fresh Grocer of Walnut offers staple groceries just a short walk or light-rail ride up Lancaster Avenue.Updated buildings in popular Powelton Village schools
Powelton Village students can conveniently attend elementary and middle school in the same building. The Samuel Powel School is located on the first floor, teaches kindergarten through fourth grade, and has a B-minus on Niche. "Samuel Powel School was built in the last 10 years and has a great reputation," says Brandoff. Students move upstairs after fourth grade to the Science and Leadership Academy Middle School, then to West Philadelphia High School. Both of these schools have an overall C-minus rating on Niche.Watching the Center City skyline from Drexel Park
Park spaces tend to be closer to the Drexel campus, though that still means most homes are only a few blocks away. "One really cool park is Drexel Park," says Brandoff, "There's lots of events and places to sit, and it has a great view of the downtown skyline and University City." Drexel Park's Park Party takes place on the first Friday of every month, offering local food vendors and live music performances. Across the street from Drexel Park is the Summer Winter Community Garden. Named for the nearby Summer and Winter Streets, it's one of the oldest community gardens in the city. It is run entirely by volunteers, actively supporting efforts to grow food for Philadelphia's hungry. "Parents can easily take the trip to the Philadelphia Zoo, which is a great place for kids and just a few stops from Powelton Village," says Brandoff.Taking the Lancaster Avenue Trolley
"It's a really great location," says Brandoff, "It's a very walkable place-close to UPenn and really close to Drexel, plus the 30th Street Station is a short walk away." The Southeastern Pennsylvania Transportation Authority manages the neighborhood's bus stops and light rail stations, specifically along Lancaster Avenue. Most locals are less than a mile from Drexel University. Center City is just over two miles to the east, going over the Market Street Bridge.
