A historic community with charming row homes a blend of residents

Queen Village is considered Philadelphia’s first suburb, officially incorporated into the city in the 1850s. The neighborhood has some of the city’s oldest homes that offset late 20th-century development and trendy, contemporary businesses. Nowadays, its walkability, historic charm and restaurant-lined streets attract a diverse blend of families and mingling city-dwellers. “All sorts of people call Queen Village home,” says Realtor Kelly Cappello of Long and Foster Real Estate. Cappello has sold homes in the area for over 15 years. “You’ve got this energetic blend of younger professionals who are just starting out and established families that coexist nicely.” It’s a community whose history contributes to its flair and tangles with the modernity of Eastern Philly.

Queen Village is home to Fabric Row and ample eateries

South Fourth Street is an active showcase of the community’s spirited retail activity. Fondly deemed “Fabric Row,” local artisans and tourists explore Fourth Street’s fabric shops, cafés and bistros. Residents grab a pick-me-up at The Green Line Café before wandering The Merrygold Shop or South Street Art Mart for trinkets and art pieces. Mornings are energetic at The Bagel Place, where early risers order lox bagels and breakfast sandwiches. Lunch and dinner options abound, and Little Italy Pizza and Trattoria has oven-fired pizza adored across Philly. Fitz on 4th has ample vegan options, and M2O Burgers and Salads has burgers and milkshakes. Locals walk to South Street for its vibrant nightlife scene. Tattooed Mom is an eclectic dive bar with murals strewn across the walls. And MilkBoy is a late-night center of entertainment with open mic nights and live music, open until one in the morning. There are a few convenience markets within walking distance, like Queens Village Food Market, but shoppers mostly grab groceries at an ACME Market a few blocks away.

Row homes have historic charm

Queen Village consists mainly of historic, three-story rowhomes with a mix of Colonial and Italianate architecture. These tightly packed homes are from the 1860s through the 1920s, many accented by ornate bay windows and cornices. And more rowhomes feature contemporary renovations with sleek brick facades. Many homes require street parking with a permit, but several have street-level garages. Many locals enjoy condo living at The Residences at Dockside, an up-scale building on the Delaware River. Housing prices vary greatly, with some as low as $500,000, while larger homes can cost nearly $2 million. “You’ll often see people out walking the street with their kids or walking their dogs,” Cappello says.

Pocket parks are within walking distance

Sparks Shot Tower is one of the neighborhood’s most iconic structures. The 142-foot historical landmark was used to make musket balls from 1808 to 1903. It’s now home to Shot Tower Recreation Center and features a play area and sports facilities. Locals also enjoy Weccacoe Playground, which features a tennis court, or Mario Lanza Park, a small green space that hosts KidFest every Tuesday night in June with fun events for children. Sitting beyond the waterfront, locals often relax by the water. Washington Avenue Green features a leafy, undeveloped path that leads to an overlook of the Delaware River.

Students attend city schools and have access to a robust list of clubs and sports

Kids growing up in Queen Village attend schools in the School District of Philadelphia, which earned an overall C-plus on Niche. Kindergarten through eighth-grade students attend William M. Meredith School, which has an overall B on Niche and a student-to-teacher ratio of 17-to-1. Students advance to Horace Furness High School to earn their diplomas. Niche ranked the high school among the top 50 most diverse in Pennsylvania, giving the institution an overall C. Students enjoy sports like bowling and volleyball, or clubs like running club and student government.

Hopping on the SEPTA bus or the PATCO train

The primary mode of transportation in Queen Village is the bus or train. SEPTA serves the community, and bus stops are down most blocks. And if commuters are taking a train to work, the nearest PATCO stations are along South Broad and Locust Street. Center City is 2 miles from Queen Village, equating to an 11-minute car ride and a 20-minute bus ride with low traffic. Jefferson University Hospital is within 2 miles of most residents, and the Philadelphia International Airport is 10 miles away.

South Street is the place to go for community events

My husband and I have lived in Queen Village for 3 years. For us, some of the best things about the neighborhood include: 1) Great neighbors who look out for each other but aren't intrusive 2) Wonderful, independent restuarants 3) Great coffee/cafes 4) Cute shops and galleries along 4th street, South Street and 3rd St. 5) A short walk to Penns Landing and the Delaware River Trail for running, biking, walking, etc... 6) Very dog friendly with 1 official (Mario Lanza) and 1 giant, nonofficial dog park. Front Street park is also a great place to walk your dog. 7) Can easily walk to Old City, Italian Market, East Pass, Society Hill 8) Short drive or Uber to Sports Complex for Phillies, Fliers, 6ers games. 9) Some great bars with both indoor and outdoor seating. Some with trivia. 10) Farmer's Market on Thursdays and Sundays.
