A central Philadelphia community full of brick rowhomes

Just 5 miles north of downtown Philadelphia, Tioga is a collection of brick and stone rowhomes and local bodegas. “Tioga is an up-and-coming neighborhood with a lot of potential. A lot of developers are turning things around and fixing up homes,” says Terrell Brown, NAC coordinator for Tioga United, a community resource center. Local organizations are prevalent in the community, hosting events and providing educational sessions to support the needs of Tioga residents. The neighborhood’s central location means that residents are never far from downtown, great parks and the city’s comprehensive public transportation.

Get to downtown Philly via Broad Street

Tioga sits at the crossroads of many major motorways, with the Roosevelt Expressway running along the north and Broad Street along the eastern side, leading to downtown. “It’s definitely in a convenient location. It’s right in the middle of all the major thoroughfares and can get easily anywhere from North Philadelphia to Center City,” says Realtor Brian Lanoza with Century 21 Advantage Gold. The expressway also connects to I-76 to the west for increased connectivity. Residents don’t need to rely on cars to get around Tioga and beyond. SEPTA offers buses throughout Tioga and Allegheny subway station is on the BSL line, which goes all the way downtown. Allegheny train station also connects to downtown. Train tracks also cut through the neighborhood, connecting to the train stations here, but residents may hear the trains as they pass. Tioga is home to Temple University’s Lewis Katz School of Medicine, which educates future medical professionals and provides health services to the community through Temple University Hospital. Philadelphia International Airport is 15 miles away.

Investment opportunities and affordable properties in Tioga

Tioga is full of brown brick or gray stone Italianate rowhomes. Homes often feature front porches that residents can reach by walking up the concrete front steps. Some rowhomes even feature bay windows and intricate wood detailing inside. When homes have front yards, the space is often marked with an iron fence. Car owners park along the street, with rows of cars all facing the same area on the one-way roads. “A lot of people look in the area for an affordable mortgage or rent. $150,000 would probably be sufficient for a three-bedroom in move-in condition,” Lanoza says. “It’s also an area that provides a lot of investment opportunities.”

A local cheesesteak joint featured in TV shows

Max’s Steaks serves classic Philly cheesesteaks with some measuring over two feet in length. At night, it’s lit by its bright neon sign. This restaurant extends its reach beyond the neighborhood, with it featured in an episode of "This Is Us" and "Creed" I and II, the Rocky sequels. The Wiz Café is a brunch location dedicated to the theme of the musical it takes its name from. Breakfast foods are named for songs and characters, and the brick exterior is even painted yellow. “We have a lot of new restaurants and food trucks,” Brown says. “They’re bringing new life to the neighborhood.” The neighborhood boasts many little bodegas amongst the rowhomes, like Adrian Grocery along West Pike Street. ShopRite of Fox Street is 1 mile away, and the shopping center also has Dollar Plus and Five Below.

Stroll along the pathways at Nicetown Park

Nicetown Park offers sidewalks lined with cherry trees and a playground for the kids. To the east of Tioga, Hunting Park has a recreation center and a community pool. It is home to Lil’ Philly Safety Village, where kids and adults can safely ride their bikes safe from traffic. Lanoza highlights that many residents love to picnic here. Fernhill Park boasts 50 acres of paved trails and wooded areas. Athletes can also use the baseball diamonds or basketball and tennis courts here.

Tioga's public charter high school

Temple University plays a role in local public schools, offering academic assistance at Kenderton School, which serves kindergarten through eighth-grade students. High schoolers go on to Mastery Charter School at Gratz, which provides opportunities to earn college credits and industry certifications in communications, technology, healthcare and culinary arts. Niche grants both schools C-minus rankings.

Friday movie nights and Philly's sports culture

Nicetown Community Development Center (CDC) is across the street from Nicetown Park and hosts events like the annual Give Back Festival, which started in 2002. This block party with multicultural food and vendors also features health screenings and educational presentations. Residents can also head to Nicetown Park for Friday Night at the Movies for family-favorite films. “We’re pretty passionate about our sports teams,” Lanoza says. “Any time a team is in season, whether it’s the Sixers or the Phillies or the Eagles, you’ll see lots of fan gear and flags outside of people’s houses.”

Tioga does have a higher-than-average crime rate. The neighborhood ranks 7 for overall activity, while the national average is 4. Local organizations like Nicetown CDC and Tioga United are working to provide more services and resources to Tioga and Nicetown residents.
