West Parkside
Historic townhomes at an affordable price
West Parkside is arranged in a modified grid with narrow residential streets outlined by wide sidewalks. Brick rowhomes built in the early 1900s fill the neighborhood’s rectangular city blocks. Most front doors connect straight to the concrete sidewalks, but some Italianate townhomes feature covered front porches with cast-iron railings. In Philadelphia’s effort to clean up the city, several abandoned homes have been demolished or boarded up in West Parkside. This has attracted many investors to the neighborhood in recent years, says Leron Grossman, broker of record at Victory Real Estate. He emphasizes, “There’s a lot of potential for first-time homebuyers over there.” Homes here are also much more affordable than other neighborhoods in the West Park District. A three-bedroom unrenovated townhome in West Parkside usually costs between $120,000 and $150,000. Meanwhile, the same size house lists closer to $200,000 in the nearby Wynnefield neighborhood. The Green Line Trolley connects to Center City
The Green Line Trolley runs along Lansdowne Avenue, at the neighborhood’s south end and offers 30-minute rides to Center City. Most Center City commuters park their cars at the Overbrook Station and take the regional rail line to work each morning. From this train station, the Airport Line offers a 45-minute ride to the Philadelphia International Airport. Drivers can take the scenic route through Fairmount Park to access Interstate 76 and arrive at Roxborough Memorial Hospital in 15 minutes.Belmont Charter Network functions as a community school system
West Parkside students attend Belmont Charter Schools, all of which score a C-minus on Niche. The Belmont Charter Network functions as a community school system with over 30 different organizations working together to provide students with a holistic education. All preschool through 12th-grade students have access to free healthcare services, after-school care and community sports leagues.Fairmount Park is right next door
Kids spend most of their days on the playgrounds at Fairmount Park. In addition to walkable playgrounds, this massive green space offers a peaceful escape from the city with over 2,000 acres of rolling hills and botanical gardens. In 2018, neighborhood residents came together to rebuild the long-neglected Parkside Edge at Centennial Commons in West Fairmount Park. The renovation added new walking paths, a rain garden and giant bench swings. While outdoor entertainment is endless, Fairmount Park also offers a variety of indoor attractions at the Please Touch Museum and the Mann Center.Fresh Food Festivals at the Parkside Edge
Fresh Food Festivals have become a new summer tradition in West Parkside. Thanks to local non-profits and dedicated community members, residents can walk out the front door to find farm-fresh produce and watch live cooking demonstrations throughout the summer.Convenient grocery shopping at ParkWest Commons
At the heart of the neighborhood, ParkWest Town Center is a convenient place to shop for groceries and grab a bite to eat. Residents find all the everyday essentials at Shop-Rite and walk across the street to Café Breezes for a fried fish dinner. Grossman recommends this little local hot spot, saying, “It feels like a secret bar because it’s hidden in an old rowhouse.” On busy weeknights, locals can pick up a quick meal at the McDonald’s in ParkWest. Star Fusion Express is another easy dinner option just one block north of the town center.
