West Parkside is arranged in a modified grid with narrow residential streets outlined by wide sidewalks. Brick rowhomes built in the early 1900s fill the neighborhood’s rectangular city blocks. Most front doors connect straight to the concrete sidewalks, but some Italianate townhomes feature covered front porches with cast-iron railings. In Philadelphia’s effort to clean up the city, several abandoned homes have been demolished or boarded up in West Parkside. This has attracted many investors to the neighborhood in recent years, says Leron Grossman, broker of record at Victory Real Estate. He emphasizes, “There’s a lot of potential for first-time homebuyers over there.” Homes here are also much more affordable than other neighborhoods in the West Park District. A three-bedroom unrenovated townhome in West Parkside usually costs between $120,000 and $150,000. Meanwhile, the same size house lists closer to $200,000 in the nearby Wynnefield neighborhood.

The Green Line Trolley connects to Center City
The Green Line Trolley runs along Lansdowne Avenue, at the neighborhood’s south end and offers 30-minute rides to Center City. Most Center City commuters park their cars at the Overbrook Station and take the regional rail line to work each morning. From this train station, the Airport Line offers a 45-minute ride to the Philadelphia International Airport. Drivers can take the scenic route through Fairmount Park to access Interstate 76 and arrive at Roxborough Memorial Hospital in 15 minutes.
