In South Philadelphia, Whitman is a small urban neighborhood where neighbors not only live close to each other in rowhouses, but are close in community spirit. “It’s a tight-knit community with a strong mix of blue-collar and white-collar people,” says Mark Kapczynski, President of the Whitman Council.” Everyone knows each other here, and we look out for each other.” That community bond has led many people to call Whitman their permanent home. Kapczynksi, who has lived most of his life in Whitman, says, “I’m 62, and I still hang out with people I went to grade school with. That bond. That closeness. That camaraderie of the community is what makes people stay.” The neighborhood blocks are met with convenient shopping centers, community parks and one of the most famous cheesesteak spots in Philadelphia.

Shopping centers, cheesesteaks and roast pork sandwiches
Residents have lots of convenient shopping and dining options. Whitman Plaza offers several retailers, a ShopRite grocery store and many restaurants. Tony and Nick’s Steaks is without a doubt one of the most popular spots to get a cheesesteak in all of Philadelphia, where it’s common to wait in a long line. The nationally acclaimed restaurant draws in massive crowds for its whiz-topped thinly sliced ribeye cheesesteaks. John’s Roast Pork is another Philly favorite. It also serves cheesesteaks but is most famous for its roast pork sandwich. It’s located in Pennsport, a highly commercialized strip by the Delaware River with several major retailers.

Delaware River pier and small neighborhood parks
In Pennsport, locals can walk down the Delaware River Trail to fish or have a picnic at Pier 68. Smaller community parks are set up in the middle of the neighborhood within walking distance of most rowhouses. Kids enjoy burning energy at Burke Playground, whether on the roller hockey rink, basketball courts or the jungle gym. Mifflin Square Park is another popular spot to bring kids, especially to cool off in the sprinklers. Locals can also go for a swim in the public pool at Murphy Recreation Center, which also has basketball courts, ball fields and an indoor gymnasium.
Community events and Philly sports
Most of the neighborhood’s community events are held at Mifflin Square Park, one of the most popular being the annual Christmas party, where the councilman comes and dresses up as Santa. Whitman is one of the most ideal places to live for Philadelphia sports fans. Locals can easily cheer on the Eagles, Flyers, Phillies and 76ers with a two-mile trip to the three stadiums at Philadelphia Sports Complex. Live! Casino is just steps away from the stadiums where visitors can place their bets, go out to eat or enjoy live music and dance the night away. The casino and sports don’t just add entertainment value to the neighborhood, though. Real estate agent Mario Tropea, of Keller Williams Philly, says, “A lot of people in Whitman work at the stadiums and casino.” The Philadelphia Navy Yard is also just a mile south, which Tropea says employs hundreds of thousands of employees.

Blocks of 1920s rowhouses
This predominantly residential neighborhood is made up of blocks of rowhouses, most of which were built in the 1920s. Whitman’s rowhouses tend to offer two to three bedrooms with about 900 to 1,200 square feet of living space and small fenced-in back patios. They sell for around $250,000 to $350,000 with completely new renovations. Those looking for a project can find fixer-uppers for around $175,000 to $200,000. With Whitman being a very dense neighborhood, rowhouses do not come with driveways, so locals park in the street.

ESL program at Furness High School
A majority of kindergarten through eighth-grade students attend George Sharswood School, which gets a C grade from Niche. Some who live on the south side of Whitman attend C-minus-graded John Taggart School. Students from Sharswood and Taggart go on to C-graded Horace Furness High School, where about half of the student population in 2023 enrolled in the high school’s English as a Second Language program.
