On the southwestern edge of Phoenix, Laveen is an urban village that feels a bit more relaxed than many of the city's central communities. Homebuyers are often drawn to its relatively new homes and access to parks and hiking trails. Local restaurants and shops add everyday convenience, while nearby freeways make it easy to get around the valley.
Housing options mainly consist of single-family homes, many of which have Southwestern- or Mediterranean-influenced designs. In newer subdivisions, lots tend to be fairly compact, but there are also some luxury builds with more than an acre of land. Most sales range from the low $200,000s to around $1.5 million. Multifamily housing is less common, and townhouses usually sell in the $300,000s.
Many of Laveen's neighborhoods were developed after 2000, and builders are still adding homes in certain areas. Andrew Hoyt, a Realtor with HomeSmart Premier and a Laveen resident for about two decades, says the community has changed significantly since he moved there. “There has been so much growth, both commercial and residential,” he says.
There are several green spaces in the community. At Laveen Village Park, you’ll find lighted basketball and sand volleyball courts, along with a splash pad. One of the largest recreation areas is Aguila Park. It includes tennis courts, a dog park and an indoor walking track. Golfers often head to the south end of the park, where they can play the 18-hole Aguila Golf Course.
Living here also puts outdoor adventures within easy reach. South Mountain Park/Preserve borders the southern edge of Laveen Village and spans more than 16,000 acres. The preserve has more than 100 miles of trails that are open to hiking, mountain biking and horseback riding.
Bus transportation is available, but most people rely on cars for daily travel. Loop 202 is close by, providing convenient access to cities throughout the metro area. Roads like West Southern Avenue are often the most practical way to get around the city. It’s less than 10 miles to Downtown Phoenix, and drive times typically range from 15 to 40 minutes, depending on traffic. Tempe is roughly 15 miles away, with commute times often ranging from 30 minutes to an hour during peak travel periods.
Hoyt says that despite its growth, Laveen has maintained a strong sense of community. Local events play a big role in bringing neighbors together and helping newcomers get involved. They include:
Elementary and middle school students are served by the Laveen Elementary School District. Some kids go to Vista del Sur Accelerated Academy, where they have the opportunity to work beyond their grade level. Niche gives the school an A-minus rating. Teens can attend Betty H. Fairfax High School, a part of the Phoenix Union High School District, which offers an International Baccalaureate program.
