A growing neighborhood

Just eight miles south of downtown Phoenix, Laveen is a rapidly growing neighborhood big on community. “The reason I have lived here for almost 18 years now is because of the people; it’s a strong community,” says Andrew Hoyt of Keller Williams Realty, with two decades of experience in the area. “Over the past 18 years, there has been so much growth, both commercial and residential.” Some of this growth has been the building of new, large parks with modern amenities. There has also been an increase in new restaurants and national chain grocery stores being built in the neighborhood. Like much of the area, outdoor adventures like golf and hiking are a staple of everyday life.

Adobe stucco homes

Single-family homes in Laveen have a median price point of $437,000. “These are extremely competitively priced compared to the surrounding area,” says Hoyt. Most homes are either ranch-style or Craftsman homes. The houses were built in the early 2000s but have been well-maintained and have a newer feel. Many have Spanish and Adobe influences and stucco facades. Lot sizes are typically small, and there is not a great deal of room between houses. Many favor rock landscaping instead of keeping up with a traditional grass lawn. Sidewalks provide an area for dog walking and exercise, while driveways and garages make parking easy.

Laveen Elementary School District

Kids attend the Laveen Elementary School District, beginning at Laveen Elementary. This kindergarten through eighth-grade school has a C-plus rating on Niche and is noted for being one of the most diverse schools in the Phoenix area. Teens head to Betty Fairfax High School, part of the Phoenix Union High School District. Betty Fairfax has a B-minus rating on Niche, is regarded as a top school for athletics, and is praised for its STEM program. Laveen is also home to the Cesar Chavez Library, which hosts many learning events for all ages.

Cesar Chavez Park has it all

Locals can visit Laveen Village Park, which has lighted basketball and sand volleyball courts. The park also features a splash pad for children to cool off during the warm Arizona summers and a grill for community picnics. Cesar Chavez Park has a stocked fishing pond, as well as a walking path. The area has a skate park, and locals can visit the Aguila Golf Course on-site for 18 holes. There’s even something for the pups, as the park has an off-leash dog area. Manzanita Park has a pair of lighted soccer fields and two playground areas. For those who want an indoor workout, Planet Fitness is right off 35th Street.

Diners can head to Mimi Forno Italiano for Italian Favorites in a hip and rustic atmosphere. Those looking for Vietnamese Cuisine can visit Pho Laveen. This restaurant offers indoor and outdoor seating, which can be nice on a warm evening during the spring or fall. The Black Bear Diner is a local favorite with classic homestyle fare. The diner has an old-school feel with a jukebox and the interior plays on the name with bear statues in the dining area. Those wanting to create their own culinary masterpieces can visit Safeway or Fry’s off West Baseline for a full grocery experience. For authentic Latin flavors, Carniceria Agave is right off 35th Street. For commuting, Laveen is close to Highway 202, which provides easy access to Interstates 17 and 10. These main highways make it accessible to other neighborhoods in the Phoenix area. Residents can use the Valley Metro to move rapidly around the Phoenix Metro Area. The Metro has frequent bus stops along Southern Avenue.

Good, spacious, animal friendly, but it needs dog parks, a community park, and bicycles lanes on roads. Also, there are not places to recycle, neither huge containers to trash big items like a sofa (like in Phoenix). Laveen ought to have off-road vehicles regulations and extremely loud music ought to be prohibited including fire-works on and around hollidays.

I lived in Laveen for about ten years, it is where I grew up. Laveen is where I made forever lasting friendships. One thing I enjoyed about Laveen is that it is a very friendly community. The area in which I lived they always had activities going on to which we could attend. Another thing I always enjoyed that came around annually was the Laveen BBQ. It was so amazing to see the community come together and enjoy a fun time together.
