Brick ranch-style homes with views of Lookout Mountain
Lookout Mountain is visible from Moon Valley’s sidewalk-lined streets, and homes in the east are set on hills, with views of the city below. Yards here have either neat lawns or low-water landscaping, and most are large enough for mature palm and mesquite trees. In-ground backyard pools are a common way to beat the desert heat.Most homes here are 1970s and ‘80s Mediterranean-influenced ranch-style homes with brick exteriors, clay-tiled roofs and arched windows. “Since they were built so many years ago, they have had multiple updates. So the houses are all unique,” Pietrocarlo-Caskie says. Sizes range from 1,100 to 4,000 square feet, and lot sizes can range from just a couple thousand square feet to over a half-acre. Homes on less than a quarter acre can cost between $330,000 and $775,000, while those on larger lots can cost from $775,000 to $1.1 million. Some homeowners might have to pay homeowners association fees, which range from $50 to $150 each month, covering ground maintenance.
Buyers can also find custom Territorial-, International- and Spanish Revival-style luxury homes with layouts of 2,700 to 7,000 square feet. Many of these are located on the Moon Valley Country Club’s golf course and don’t have a homeowners association. Depending on house and lot size, prices can range from $800,000 to $1.8 million.
Townhouses built in the 1970s and ‘80s are also available, typically with two or three bedrooms and layouts of 800 to 1,500 square feet. Prices usually range from $230,000 to $370,000 depending on size, with monthly homeowners association fees from $260 to $330, covering maintenance.
Morning hikes at Lookout Mountain Preserve
Lookout Mountain in the neighborhood’s east is visible from most homes here, and locals can hike the 1-mile trail to its summit at the over 300-acre Lookout Mountain Preserve. “A lot of people go out and drink their coffee and walk up the mountain,” says Scott Grimes, a Realtor with Homesmart who grew up nearby. “It’s a nice little, short, steep mountain with a high peak, so it has really nice views all around the valley.” At the nearly 30-acre Moon Valley Park in the northwest, kids can climb on the shaded jungle gym and play a game of basketball or tennis. On hot days, kids can burn off some energy inside at Kids Empire, an indoor playground to the west. Golfers can play 18 holes at the public Lookout Mountain Golf Club or join the private Moon Valley Country Club, which also has tennis, a kids’ swim team and a fitness center.Future Business Leaders of America at Thunderbird High
Local kids can start school at Lookout Mountain Elementary, which earns a B-plus from Niche, and then attend the B-rated Mountain Sky Junior High. At the A-minus-rated Thunderbird High, students can join over 40 clubs, including the Academic Decathlon Club, Masque and Dagger Theater Club, and Future Business Leaders of America. Kids here can also take career and technical education courses in topics like accounting, education and marketing. Nearby private options include the A-rated Paradise Valley Christian Preparatory School for pre-kindergarten through Grade 12.The Spooktacular Hot Air Balloon Festival
Moon Valley’s residents can hop on the 101 and head to Salt River Fields in Scottsdale to watch Major League Baseball’s Arizona Diamondbacks and Colorado Rockies play pre-season games during spring training each February and March. In October, the Spooktacular Hot Air Balloon Festival here celebrates Halloween with hot air balloon rides, trick-or-treating and costume contests.Within 3 miles of Interstate 17
The neighborhood is within 3 miles of Interstate 17 and state Route 51; the 101 is just over 3 miles north. Seventh Street passes through the neighborhood’s center and leads 12 miles south to downtown Phoenix. The Valley Metro bus stops throughout the neighborhood, and dedicated bike lanes can be found along East Greenway Parkway. While there are sidewalks in the neighborhood, most residents rely on their cars to get around. HonorHealth John C. Lincoln Medical Center is around 4 miles south, and Phoenix Sky Harbor International Airport is a 17-mile trip.Sunset dinners at Different Pointe of View
Different Pointe of View has impressed diners with mountaintop views of sunsets and city lights since 1982; the restaurant, known for its upscale American cuisine, is a popular spot for date nights and anniversaries. The family-owned Vegan and Vine serves plant-based comfort food, and Lookout Tavern is a casual sports bar that has live music, trivia nights and family nights where kids eat free. Big-box stores like Target and Hobby Lobby are to the north, and nearby grocery stores include Safeway and Sprout’s Farmers Market.Scorpion awareness
While living near the mountains keeps locals close to nature, for some it may be too close. “We always like to tell people from out of town to be aware that when you are nestled by mountains you might be exposed to some wildlife,” says Julia Almgren, area resident and Realtor with Homesmart. “Establish pest control right away because if you have crickets you’re going to attract scorpions. It’s pretty rare for people to be stung by scorpions, but we do have some sightings every once in a while.”Some homes here are in a Special Flood Hazard Area and are at a higher risk of flooding. Homeowners may have to buy flood insurance and get special permits before starting any construction projects.
