Residents can catch a Los Angeles Dodgers or Chicago White Sox spring training baseball game right in the neighborhood at Camelback Ranch Stadium, or head a few miles east to Westgate Entertainment District for a Cardinals football game at State Farm Stadium or a Phoenix Coyotes hockey game at Desert Diamond Arena; when sports are not on the calendar, both entertainment district venues are popular concert destinations for A-list artists.Locals can test their skill at the arcade games at Dave & Busters, tee off at TopGolf or see a movie on the IMAX screen at the AMC theatre. Stir Crazy Comedy Club is an intimate venue for laughs with Wednesday open mic nights, while Fountain Park in the heart of the district hosts regular free live music performances. Mattel Adventure Park is also currently under construction near the entertainment district, which will feature two Hot Wheels roller coasters and a two-story go-kart track, a real-life Barbie Beach House with a Barbie-themed rooftop restaurant, and a Thomas & Friends universe for younger kids. The park is slated to open in 2025.
Local dining in the neighborhood with tons of additional shopping and dining at Westgate
Residents can grocery shop at Fry’s on Indian School Road, a main east-west thoroughfare on the neighborhood’s south end that is also home to a number of fast food chains as well as locally owned spots like Wong’s with a lengthy menu of Chinese favorites and popular lunch specials. For a unique take on Asian cuisine, El Tataki across the street is a local favorite for its Japanese and Mexican fusion, serving traditional and Mexican-style sushi rolls. For a cup of brewed coffee or a flavored latte alongside a sweet or savory crepe, locals can stop into Colados Coffee & Crepes, while Roman’s County Line is the local watering hole bar with classic pub grub and brews, plus regular live music, line dancing and karaoke.Residents also have tons of additional dining options right at their fingertips at Westgate Entertainment District, with an abundance of popular chains and local hot spot eateries, bars and breweries. Tanger Outlets on the west side of the entertainment district is home to a wide array of both high end and mainstream stores like Michael Kors, Lululemon, Nike and more.
Late 20th century builds mesh with new construction in developing subdivisions
Home construction in Villa de Paz began around 1970, and while new construction in still-developing subdivisions attracts new buyers, the lack of HOAs and larger lots of many of the older homes is also a major appeal for some. “You’ll see homes that have a lot of character and don’t look so cookie-cutter, which is a draw for people since you kind of get tired of seeing all these houses that look exactly the same to where it’s hard to find people’s homes because they look identical to their neighbor’s,” Salas says. “From a real estate perspective, it’s also a great place for people to buy if they want to do Airbnb or VRBO properties because you don’t have to worry about HOA restrictions.” Despite much of the area being made up of older homes, most have undergone renovations. “There’s a lot of people who are upgrading them and making them look newer,” Salas says.Modest single-story ranch-style homes and two-story builds on smaller lots start at around $300,000, while homes with ample square footage on lots up to an acre can go for $900,000. Buyers can also find townhouses with minimal square footage starting under $250,000, and those with larger floor plans for up to $350,000.
Students served by two school districts with STEAM-focused learning and career education courses
Pendergast Elementary District serves area elementary and middle school students, while high schoolers attend schools in Tolleson Union High District. From prekindergarten through eighth grade, students may attend Villa de Paz Elementary, which earns a C-rating from Niche and has a project-based, STEAM-focused curriculum. Located right within the community, Villa de Paz Elementary School is within walking distance for many students. From there, students can attend the B-rated Westview High School, where they can enroll in career and technical education courses in fields like business operations, sports medicine and welding.A local community park and access to nearly 20 miles of trails
Residents looking to get fresh air can head to Dust Devil Park on Camelback Road, which features a splash pad and shaded playground for kids, as well as plenty of open green space, a basketball court and a skate plaza. Pet parents can take their dogs to burn off some energy at Trailwood Dog Park to the west, which has two fenced-in play areas for dogs of all sizes. On the neighborhood’s northwest side, the trailhead for the New River Trail provides walkers and bikers access to over 18 miles of multi-use trails leading north along New River.A convenient commute throughout the metro area via the 101 Freeway and Interstate 10
Immediately west of Loop 101 and just a few miles north of Interstate 10, the location of Villa de Paz makes for a convenient commute to downtown Phoenix and to stops throughout the Valley. Valley Metro bus stops can be found along Camelback Road, giving riders access to other metro area destinations. While the public-use Glendale Municipal Airport is just west on the other side of the river, residents can catch commercial flights at Phoenix Sky Harbor International Airport roughly 20 miles east via I-10. For emergency and specialized medical care, Banner Estrella Medical Center is just a few miles south on the other side of the 101, while St. Joseph’s Westgate Medical Center is just a few miles north.
