Pinetop is on the southern side of Pinetop-Lakeside in the White Mountains, where cabin-style neighborhoods and regular snowfall draw homebuyers and investors alike. Surrounded by the Apache-Sitgreaves National Forests in rural Navajo County, the area feels pleasantly remote. Residents spend much of their time outdoors, enjoying golfing, fishing, hiking, wildlife watching and winter sports. When seasonal visitors leave, a close-knit year-round community settles back in, supported by solid broadband and steady local employment.
What homebuyers can expect from Pinetop’s housing market
“We used to vacation here and loved it so much my dad moved us here permanently,” says Tamie Aguilera, a longtime Pinetop-Lakeside resident and Realtor with Re/Max Fine Properties. The area attracts people on vacation and has a strong, year-round residential community. “It’s the best of both worlds,” Aguilera says. Pinetop’s median home price is in the mid-$500,000s, with single-family properties making up the bulk of what’s for sale. Those homes come in many styles, from rustic cabins with deep porches to contemporary A-frame cottages with floor-to-ceiling windows. Prices vary widely based on square footage, age, condition, lot size and location, stretching from the high $100,000s to just under $2 million. The community also has manufactured homes that sell from under $25,000 to the mid-$300,000s. Multifamily homes run from the mid-$200,000s to the mid-$500,000s.
Homebuyers will find a mix of standalone and HOA-governed properties, with many managed subdivisions centered around Pinetop Lakes Golf & Country Club and Pinetop Country Club. Aguilera says these planned communities can be relatively more affordable than buyers expect when compared with nearby Show Low’s premier golf community, Torreon, while still delivering strong amenities and overall value.
Year-round mountain weather in Pinetop-Lakeside
Folks in this high-altitude town enjoy a mountain climate with four distinct seasons. It’s known for its snowy winters and mild summers, the population swelling seasonally with snowbirds looking to hit the slopes and “those in Phoenix who don’t want to stay in the city when it’s 120 degrees,” Aguilera says. In the winter, she says road closures aren’t too common thanks to dedicated public service workers, but there are occasional two-hour delays at schools. However, if you’re looking to view a property in the winter, Aguilera recommends checking road conditions for Arizona State Route 87 and U.S. Route 60 before starting your drive. “There are two main ways in and out, and you never know.”
School options include public, open enrollment and private choices
Pinetop-Lakeside is part of the highly rated Blue Ridge Unified School District No. 32. Through statewide open enrollment, families can apply to schools in other areas or districts if seats are open. There are private options nearby, such as Mountain Christian School for kindergarten through eighth grade.
Outdoor activities for every season in Pinetop‑Lakeside
Winter sports take folks to Sunrise Park Resort, about 30 miles away. When the weather’s warm, it becomes a hub for family-friendly fun like tubing. The White Mountains Trail System opens up miles of mountain terrain for hikers, bikers and horseback riders to explore. Locals also spend time fishing and kayaking at nearby Woodland and Rainbow lakes, while the surrounding national forests make hunting and wildlife watching popular fall pursuits. Golf is another major draw, with tee times at Pinetop Lakes Golf and Country Club.
Reliable internet and nearby employers support local workers
People can work remotely using Sparklight’s fiber broadband, with Starlink available as an alternative. Most jobs in town are community-focused, especially with healthcare and public-sector work close by in Show Low. Aguilera says major employers include:
- Local government and services – Navajo County, the Town of Pinetop-Lakeside and Blue Ridge Unified School District No. 32
- Summit Healthcare – The region’s largest employer, operating the area's hospital, specialty practices and 24-hour emergency care in Show Low, about 10 miles up the road
- Apache Railway Company – Based in Holbrook, with some Pinetop-Lakeside residents commuting just over 65 miles north for railroad and logistics jobs
