More than its industrial roots
Pineville, a rural Charlotte suburb with historic charm, sits atop the South Carolina state line. This 19th-century agricultural and textile mecca is the birthplace of James K. Polk, the 11th US President. Once an old rail town, it is named for the lofty evergreens that tower over the growing community. The area was once strictly industrial, but with growing shopping centers and blocks of development, residents are deciding to buy here for convenience and amenities at a lower premium than in other Charlotte communities. "No matter where homebuyers settle in Pineville, they are going to be conveniently close to a variety of shops, restaurants and grocery stores," says Lindsay Patton, Realtor at The Redbud Group of Keller Williams.

Dense developments and varying architecture
Townhouses, condos and single-family homes can be found throughout the Pineville developments, ranging from $250,000 to $750,000, with the median at $430,000. The area's older houses vary in square footage and acreage, and midcentury ranches sit beside occasional bilevels and modest farmhouses in the middle of the community. Winding roads of brick Colonial Revivals on manicured lawns make up the hilly southern end of Pineville. Growing developments of densely packed new traditional homes offering a turnkey experience, including a gated 55-plus community, are plentiful. New builds with bungalow-inspired overhangs and porches sit on narrow plots, occasionally leading to small yards and detached garages. The market is competitive in the architecturally diverse town, with homes selling after a few weeks.

Highly rated Charlotte-Mecklenburg schools
Since Pineville sits just above the South Carolina state border, families with school-aged children may send their students across state lines for additional schooling options. Indian Land Middle School is one of these schools and received an A-minus grade on Niche.com. Ballantyne Elementary School is rated an A-minus and is in North Carolina, as well as the A-plus-rated Ardrey Kell High School. The two are part of the highly rated Charlotte-Mecklenburg school district. Ardrey Kell is Nationally renowned for its Advanced Placement courses and college preparatory initiatives.

Green spaces with community events
Locals like to get outside at Lake Park. They can set up for a picnic, drop a fishing line in the water or bring the kids to the splash pad on warm summer days. The park is a beloved community gathering place and hosts many of Pineville's most popular events. Vendors set up here for Arts in the Park in May, where visitors pore over creative goods while snacking on concessions. Locals bring their furry friends to the connected Canine Commons Park for Paws in the Park in April, one of the largest dog events in the Charlotte metropolitan area. Jack D. Hughes Memorial Park is in town and hosts annual baseball tournaments at its stadium diamond. A multipurpose field for soccer or lacrosse, softball fields, picnic shelters, batting cages and a playground also accompany the park.

A massive mall just up the road
Carolina Place Mall resides in Pineville, bringing traffic and congestion to the community's eastern end. "Most people are familiar with SouthPark Mall, but Carolina Place Mall is also very convenient and prominent," Patton says. The massive two-story shopping center has a 134-store directory with popular clothing brands and chain eateries. Residents wanting to support a local business can eat at Waldhorn Restaurant, a Pineville standby for almost 30 years. Owned by two professional chefs of German heritage, this unique eatery serves national staples, including spätzle, sausage and schnitzel. Continuing north on Lancaster Highway will lead locals to Middle James Brewing Company. Middle James' sprawling outdoor seating area draws crowds of locals on weekends for its consistently full calendar of events, including a small business pop-up market, music bingo, trivia nights and live music.

Library hosted gatherings
In addition to the events of Lake Park, the Belle Johnson Community Center holds a lively Family Game Night and an annual Spring Community Yard Sale. Pineville Library is a half-mile up the street, hosting story times, live music and gaming get-togethers. The large facility, awash with natural light, stocks stacks and rows of titles, old and new. Readers can rent the latest bestseller and head outside to the grassy areas and library garden to flip through the pages on one of the many benches.

Pineville is 15 miles south of Charlotte's Center City, 7 miles from booming SouthPark and 10 miles from scenic Lake Wylie. Interstates 485 and 77 will easily get residents wherever they need to go. The area is somewhat walkable, and one can find bus lines along some of the major streets in the area.
