Hillsdale is an entirely residential neighborhood, and many houses were built in the 1980s. Most dwellings are ranch-style designs, although they each have their own character. Some are red or white brick, while others have Tudor elements, such as exposed exterior beams. Many are single stories, but a few bi-level houses are also available. “The housing market in southwestern Pittsburg is pretty stable. It’s a fairly quiet area, with lots of families and some renters,” says Vincent Rossi, a real estate agent with Keller Williams and over a decade of experience. The established neighborhood is dotted with trees, ornamental shrubs and small gardens, giving it a nostalgic suburban feel. Residences sell for a median price of $600,000 after nine days on the market, making the area highly competitive for homebuyers. Prices range from $450,000 to $675,000, with renovated homes selling at the upper end of the spectrum.

Diverse academic, elective and athletic programs
Children in the neighborhood are part of the Pittsburg Unified School District. They start at B-rated Los Medanos Elementary, which offers various activities and afterschool programs, such as choir, chess club, cheerleading and cooking classes. Students can then continue at C-plus-rated Rancho Medanos Junior High, which participates in the California MTSS Continuum of Support. The Hillsdale community occupies a unique position in the city. The residential area sits between the base of the Los Medanos Hills and California Delta Highway, also called Highway 4. The roadway leads to Antioch and Pacheco and connects to Interstate 680, which passes through Fremont. “Most people commute to work from the neighborhood,” says Rossi. The neighborhood is bordered by Bailey and West Leland Roads, making the journey to work easier. Bus stops can be found on both streets, and a Pittsburg/Bay Point Train Transfer Station is situated along Highway 4. The area is somewhat bikeable, and the city is dedicated to creating more infrastructure for cyclists and pedestrians through the Pittsburg Moves Active Transportation Plan. The Pittsburg Health Center lies 3 miles east, and Oakland International Airport is 40 miles away.

There’s an assortment of restaurants, too. Dulce’s Antojitos #1 serves a large selection of traditional Mexican fare seven days a week. Mom’s Donuts and Ice Cream offers breakfast pastries and sweet treats all day. Just over 2 miles east, the Pittsburg Towne Center has two supermarkets, a variety of eateries and thrift stores. Hillsdale is just minutes away from a variety of houses of worship. Several Protestant, Catholic and non-denominational churches are found above the California Delta Highway. A Church of Jesus Christ of Latter-Day Saints center is immediately east of the neighborhood.

The neighborhood has an increased risk of wildfires due to being located against the Los Medanos Hills. Wind gusts can be stronger coming down from higher elevations, increasing the chance of fires spreading. To combat this potential problem, Pacific Gas and Electric will turn off electricity in an affected area to stop falling power lines from creating more hazards. The Contra Costa County Fire Protection District operates three stations in Pittsburg to ensure quick response times.
