The Allegheny West Historic District preserves the neighborhood’s original homes and is one of Pittsburgh’s 12 city historic districts. Most homes date to the late 19th or early 20th centuries, although there is some newer construction in the neighborhood. “We allow new construction if it fits our historic guidelines. That’s what keeps the neighborhood looking the way that it does,” Bryan says. Victorian and Italianate-style rowhomes are the norm and typically feature brick facades, long windows and arched doorways. Most properties have small fenced-in back patios, and front porches are popular spots for neighbors to gather when the weather is nice — a pastime known here as “stooping.” Limited inventory means that properties rarely come on the market, and homes have an average estimated value of around $550,000.Homebuyers should be aware that since Allegheny West is a historic district, a Certificate of Appropriateness is required to begin any exterior work in the neighborhood. “The approval process isn’t hard, but it's just another layer of homeownership when it comes to being here,” Bryan says. Residents who are parking on the street must pay an annual fee for a Residential Parking Permit, although some homes have off-street parking accessible via the neighborhood’s side streets. Allegheny Commons Park borders the neighborhood. It anchors the North Side with 84 acres of green space and was established during the Victorian era, making it Pittsburgh’s oldest green space. It features a wide promenade, a centerpiece lake and canopy trees that evoke images of New York City’s Central Park. Playgrounds, ballfields and tennis courts provide opportunities for outdoor recreation, and the park is also home to attractions like the National Aviary and the Children’s Museum of Pittsburgh.Residents can walk about half a mile down to the North Shore and access the Three Rivers Heritage Trail. The trail attracts dog walkers, runners and cyclists with scenic vistas of the riverfront and downtown’s urban skyline. It also connects with waterfront green spaces and public boat launches where boaters, fishermen and kayakers can access the Allegheny River.Pittsburgh Public Schools and the Manchester Academic Charter School
Pittsburgh Public Schools serves Allegheny West. The district scores an overall grade of B-minus from Niche and has an average student-teacher ratio of 12-to-1. Kids can start their education at the C-rated Pittsburgh Manchester PreK-8 before attending the C-minus-rated Perry Traditional Academy. Also known as Perry High School, the academy has three pathways that allow students to specialize in liberal arts, career and technical education or service and military science. Residents may also apply to send their children to the nearby Manchester Academic Charter School, which serves kindergarten through eighth grade. The Allegheny Campus of the Community College of Allegheny County is just south of the neighborhood. It includes several historic buildings on Ridge Avenue, known as Millionaire's Row in the late 19th century when prominent industrialists built lavish estates in the North Side.North Shore attractions are walkable from Allegheny West
The North Shore is a hub for sports, entertainment and culture. It’s liveliest on game days, as fans form a sea of black and gold outside Acrisure Stadium and PNC Park, less than a mile from Allegheny West. Residents can avoid traffic by walking to the stadiums, and those who stay home can still hear the crowds in their backyards. “We can’t have outdoor parties for the home games because you can hear the stadium before you see the broadcast,” Bryan says. “If it’s a big fourth down, I’ll go out on the back porch and listen before I run back in and watch the TV.”While Acrisure Stadium is best known as the home of the Steelers, it’s also a popular concert venue for big-ticket artists — some of whom residents can hear from Allegheny West. “There was a huge Taylor Swift concert two weeks after we moved in. My wife and I were in bed, but we could hear it like we had a radio on the nightstand,” Bryan says. There are more concerts on the North Shore at Stage AE, and other waterfront attractions include the Rivers Casino and Andy Warhol Museum.Access to downtown Pittsburgh and free T service at North Side Station
Residents have access to Interstate 279, locally known as Parkway North. The parkway connects the city’s North Hills suburbs with downtown, less than 2 miles away across the Fort Duquesne Bridge. Public transportation includes Pittsburgh Regional Transit bus and light rail service. PRT bus stops line the neighborhood’s main streets, and residents are about a mile from the North Side light rail station. The city’s light rail system is known as the “T,” and North Side Station is part of its Free Fare Zone, which allows riders to travel between the North Shore and downtown without paying a fare. “My wife and I will walk down to the T and take it into downtown’s Cultural District before walking to whatever show, bar or restaurant we’re going to,” Bryan says. For flights, Pittsburgh International Airport is about 18 miles away. Award-winning healthcare is available at Allegheny General Hospital, less than a mile from the neighborhood.Western Avenue has local businesses and game-day hangouts
Western Avenue is the heart of Allegheny West. It’s a quaint business district where stately Italianate-style homes share the street with local businesses, restaurants and taprooms. A sense of warmth extends from its charming brick sidewalks to establishments such as Heal Pgh, a spa offering massage therapy and acupuncture services. Residents can also get a facial at Rose Skincare & Aesthetics or stop in Motive Salon for a haircut. For groceries, Giant Eagle Supermarket is less than 2 miles from the neighborhood. The dining scene revolves around longstanding institutions like Peppi’s, an old-fashioned sub shop with wooden booths and Pittsburgh-themed sandwiches. “If people come to town and want to try something that’s very Pittsburgh, you take them there,” Bryan says. Peppi’s is best known for the #7 Roethlis “burger,” a signature sub named after former Steelers quarterback Ben Roethlisberger. Other local favorites include arepas from Colombino Coffee, biscuits from Wise County Cafe and traditional favorites from Nicky’s Thai Kitchen. After dinner, Happy Day Dessert Factory is a popular spot for a sweet treat. While Western Avenue is usually on the quieter side, it tends to get more traffic on Steelers Sundays, as sports fans gather at Lefty’s or Four Points Brewing. “It’s not like you have to lock your doors or hide your kids, but all the bars here are pretty full on game day,” Bryan says. “All the really hot spots are on the North Shore. There’s everything from wing joints and beer bars to high-end steakhouses, so you can run the gamut down there.”Community events include house tours and block parties
The neighborhood celebrates its historic homes each winter at the Old Allegheny Victorian Christmas House Tour, which includes a stop at the Calvary United Methodist Church, which features Gothic Revival architecture and Tiffany windows. Summer brings a walking tour to Allegheny West with A Tour & Tasting in Old Allegheny. “People invite strangers into their homes to look at their gardens, take a tour and drink wine,” Bryan says. On Memorial Day, Labor Day and the Fourth of July, the Allegheny West Civic Council closes some of the neighborhood’s streets so residents can get together for block parties.
