A hip and artsy community

Just 4 miles from Downtown Pittsburgh, Central Lawrenceville is a vibrant community brimming with artists’ studios, bohemian shops and local restaurants that serve a mix of global cuisine. "It’s one of the hippest areas in the city, and you can see that through its eclectic boutiques and expanding restaurant scene," says James Marasti, an experienced Realtor with 412Properties whose office is on buzzing Butler Street. Just a few decades ago, the area was primarily a working-class neighborhood. Today, its modern art scene parallels its founding in 1814 by William B. Foster, father of composer Stephen Foster. Historic institutions like the former St. Augustine Church, colorful rowhomes, and proximity to downtown attract a mix of residents looking for a hip, walkable community.

Popular shops and eateries on Butler Street

Dozens of shops and eateries in historic rowhouses line Butler Street and are within walking distance for most residents. “Popular spots include Bar Botanico, Walters BBQ Southern Kitchen and Inkwell Coffee Shop,” Marasti says. Walter’s outdoor patio features fake grass and wooded picnic tables and feels like a backyard barbecue. Smoked brisket and pulled pork are crowd favorites. Marasti also notes that Umami is known for its sushi and Japanese Street food. “And Poulet Blue is one of the best French restaurants around.” French favorites also include La Gourmandine Bakery, known for its fresh pastries and baguettes.

Boutiques range from bohemian stores like Alma Mercantile to The Wild Card, a locally owned gift shop. Florists and art studios are scattered between hair salons and barbershops. “I always get my hair cut at Alchemy Dry Cut Lounge. They’re great at what they do,” Marasti says. Bloomfield Community Market is the closest grocery store, about 1 mile away, and the neighborhood hosts a seasonal farmers market. Familiar retailers like Target and Trader Joe’s are about 3 miles east.

Colorful rowhomes and townhouses

Central Lawrenceville is located near destination shopping and major hospitals and universities, contributing to the fast pace of the real estate market here. “There is always demand in Lawrenceville, so if the houses are priced right and have the right features, they go quickly,” says Sarah Madia, a local Realtor with RE/Max Select Realty, who has 17 years of experience. Colorful rowhomes and brick townhouses line most residential streets, and street parking is standard. Investor specials that need major TLC can sell for under $250,000, and historic homes with modern interior updates?can range from the $300,000s to the $700,000s, depending on square footage. New contemporary dwellings are scattered around and priced from the upper $700,000s to over $1 million. Potential homebuyers should note that streets near the river are prone to flooding.
