Walkability is a boon
Among Lower Hill’s biggest benefits is that residents can step out of their buildings and reach a host of restaurants and other amenities. “My friends and I usually go to Pizza Milano or something like that,” says Bundy, citing the Fifth Avenue hotspot in the area. Pizza Milano is almost right across the street from PPG Paints Arena and is a popular spot for Pittsburgh Penguins fans to down a few slices before heading to a game. Lower Hill also has corporate prowess, thanks to the new, 26-story, 469,452-square-foot FNB Financial Center slated to open in the second quarter of 2024. Condos are the predominant form of housing in Lower Hill, dominated by the Chatham Tower. Chatham Tower, which is across Washington Place from PPG Paints Arena, dates back to 1964. Chatham houses dozens of units, some as big as 3,600 square feet. Units in Chatham start at about 600 square feet, with one bedroom and one bathroom. Price tags here start around $120,000 and can reach $275,000.Lower Hill has a history as a historically Black neighborhood but was the subject of redlining and gentrification in the mid-20th century, including the demolition of properties here to make way for the former Civic Arena and highways. These projects ultimately displaced some 8,000 residents and 400 businesses. However, the ongoing Lower Hill redevelopment project aims to create more avenues for home ownership and more affordable housing here. “It’s really trying to buck trends of gentrification,” Bundy says. “It’s going to be a really nice mix. Affordable housing is something that’s going to be more prevalent.
Area investment includes new park
Among the revitalization happening in Lower Hill is green space, including Frankie Mae Pace Park, which opened in 2021. The 3-acre Frankie Mae Pace Park features walking and cycling paths, an outdoor classroom and gardens. Lower Hill’s location in relation to downtown gives residents quick access to the assortment of downtown events that take place over the course of each year. The list includes the St. Patrick’s Day Parade in March, a Fourth of July celebration at Point State Park, the Pittsburgh Black Music Festival in July at Point State Park and Market Square in July, and the Pittsburgh International Jazz Festival in September.Also, Lower Hill comes alive from October to April for Penguins hockey games at the roughly 18,100-seat PPG Paints Arena. “This is a palace that gets very lively,” Bundy says.
Catch a ride with Pittsburgh Regional Transit
Though compact, Lower Hill features multiple stops in the Pittsburgh Regional Transit bus system. PRT has some 700 buses that cross a network of almost 100 routes around the area. Also, for drivers, Interstate 579 cuts by Lower Hill, offering a quick connection to I-279 for commutes to other parts of the city and beyond.Schools can be found all around
Children in Lower Hill can attend schools in the Pittsburgh Public Schools system. Kids can start at Weil PreK-5, which has a C-minus overall grade on Niche. The student-teacher ratio at Weil is just 9-to-1. From Weil, students can move on to University Prep for grades 6 to 12. University Prep, which has a D-plus rating on Niche, offers career and technical education courses in entertainment technology and early childhood education. Both Weil and University Prep are within 2 miles of Lower Hill, on Centre Avenue.Lower Hill is also across Fifth Avenue from Duquesne University, a private school with a total enrollment of about 8,100 and a well-regarded nursing program.

According to the CAP Index, Lower Hill ranks above national baselines in several categories of crime, including sexual assault and robbery. Lower Hill’s overall crime score is higher than the national average.
