Pittsburgh's farm-turned-suburb
In the far southeast corner of Pittsburgh, Lincoln Place is a suburb with a small-town feel located in Pittsburgh’s 31st Ward. The midcentury homes here are sprawled along winding streets that climb wooded hills. The area's lush landscape nods to its past; Lincoln Place was once a 106-acre farm that was sold off, developed and annexed into the city in 1929. "Lincoln Place is still in the city, but away from the hustle and bustle," says Jenni Perrino, a local Realtor with K & S Real Estate and a proud Lincoln Place resident. "We're kind of in a forgotten part of the city, which I don't mind. We usually get our roads plowed last, but that's the only real drawback. It's quiet. It's not congested. You can get downtown in 15 minutes. There's nowhere else I'd rather live in the city." Lincoln Place is one of the three Pittsburgh neighborhoods that comprise the 31st Ward, a larger community with an active community action group. "Everyone knows everyone here," says Perrino. "I like it. It makes me feel safe. The 31st Ward Facebook is pretty active, too, so we're all in the loop."
“Lincoln Place was the original name of the Mifflin Elementary School, I believe, and the name stuck,” adds Melinda Lynch, a Realtor at Berkshire Hathaway. “It is also home to the largest water tower in the region. It's a community rich in family values, diversity and boasts affordable housing while also being within the city of Pittsburgh school district despite being fully surrounded by West Mifflin.” The aforementioned Pennsylvania American Water tank in West Mifflin is 1,305 feet above sea level, close to the border of the Lincoln Place neighborhood, and has a 7.2 million-gallon tank.

Lincoln Place's midcentury charm
The 1950s is when the majority of homes in Lincoln Place were built. While there are sturdy brick-faced ranch-style homes and raised ranch-style homes on slanting streets, many properties here feature at least two floors. Common styles include split-level homes, classic American foursquares and cozy bungalows with deep front porches. The neighborhood's median lot size is over a tenth of an acre and several homes have pools. "It's one of the more affordable suburbs in the city," Perrino says. "I have a three-bed, two-bath rancher here going for $138,000. With some work, I could sell it for $185,000. That same house I could list for $250,000 in Bethel Park or $300,000 nearby in West Mifflin." Overall list prices range from $49,000 and $286,000. “As of June 2024, the median sale price for homes in Lincoln Place, Pennsylvania, reached $165,000, marking a striking 11.5% rise from the previous year,” says Lynch. “Meanwhile, the median price per square foot stood at $123, showcasing the area's growing appeal.” The Cap Index crime score is 3 out of 10, lower than the national average of 4.

The engineering track at Allderdice High
Wedged right against the city line, Lincoln Place is served by Pittsburgh Public Schools. Students can start their school days at Pittsburgh Mifflin PreK-8, rated C on Niche. From there, they can attend Allderdice High, rated with a B-plus on Niche and ranked No. 17 on Niche's list of best high schools for STEM in the Pittsburgh area. This may be thanks to the school's engineering magnet program. Those accepted into this program will work on hands-on projects, technical writing, oral presentations and other skills that will aid them in higher education and the workforce. Specific CTE courses offered by the school work as a great complement to classes for those in the engineering magnet program. There are also more than 20 colleges and universities within 20 miles of the neighborhood, including Duquesne University and the University of Pittsburgh.

Greenery flourishes in Lincoln Place during spring and summer, making local outdoor spaces and parks popular spots. Through Hazelwood onto Second Avenue
Pittsburgh Region Transit bus stops are located along Mifflin Road, making for simple carless commutes. "It's a 15-minute drive to downtown, and everyone in Lincoln Place knows how to avoid the parkway to get there," Perrino says. "We go the backway. Shoot down through Hazelwood and take Second Avenue all the way to downtown." That said, for farther travels, Interstate 376 can be accessed across the Glenwood Bridge, a little over 5 miles due north and the Allegheny County Airport is just south of the neighborhood.
PRT bus stops are in Lincoln Place on Mifflin Road and Interboro Avenue.
