Why live in Sheraden, in the West End of Pittsburgh

Sheraden is a historic streetcar suburb in Pittsburgh’s West End. Bus routes along its hilly blocks have replaced trolley lines, and low-cost real estate and proximity to the city have attracted new residents and investors in recent years. Refreshes are coming to parks and residential streets, but Sheraden has also long been centered by resources like a public school, a Carnegie library branch, local businesses and an active community council. Between the West Busway, West End Bridge and Carson Street, Sheraden is well-connected to the commuter and cultural destinations on both sides of the Ohio River Valley.

Housing costs and how they compare to other parts of the West End

Blocks of turn-of-the-century homes fill hilltops and descend into hollows throughout Sheraden. “It has these old houses. With a lot of them, you’re still getting something very original to that time,” says Denina Robinson, a Realtor with Re/Max Select Realty who’s served Allegheny County for over six years. While early 20th-century styles like National and Foursquare homes are most common, you can also find houses built in the midcentury. Move-in-ready homes typically range from around $90,000 to the mid-$200,000s. Houses that need a lot of work can go for under $20,000. The neighborhood is pretty evenly split between renters and homeowners, in part thanks to its growing popularity with investors.

The median single-family home price in Sheraden is in the lower $100,000s. That’s higher than nearby McKees Rocks but lower than other West End communities like Crafton and Green Tree. It’s less than half of the median single-family sale price of Pittsburgh as a whole.

Neighborhood, magnet and community schools through PPS

Sheraden is in the Pittsburgh Public School District. PPS assigns schools based on home address, but also allows kids to apply to schools with specialized magnet programs. Pittsburgh Langley K-8 is a grand, historic landmark in the middle of Sheraden. It’s also a designated community school, which means it partners with local organizations to provide students and families with services like a food pantry and free clothing store.

Chartiers Avenue carves a quiet, sparse commercial district through Sheraden. Some locally owned bars, restaurants and shops include:

Close to parks, a museum and a Carnegie Library

Sheraden Park is a central green space for the neighborhood, a hilly pocket of fields and forests where you might play on baseball fields and sports courts or enjoy the playground. McGonigle Park offers similar amenities on a smaller plot of land across railroad tracks from Chartiers Creek. Bowls and grind rails pocket the asphalt at Tuxedo Street Skate Park. Indoors, kids attend Carnegie Library story times at the Sheradan Branch Library, next to the neighborhood’s senior center. The Karpeles Manuscript Library Museum houses a free-to-visit trove of historic documents in a stunning former church building.

Sidewalks make many of Sheraden’s hilly streets walkable. To leave the neighborhood, you might board a Pittsburgh Regional Transit bus on your block or at the West Busway’s Sheraden Station. An active community council and big plans for Sheraden Park

The Sheraden Community Council hosts community events throughout the year, like the wintertime Sheraden Shines tree lighting and festival and the Halloween-themed Sheraden Spooktacular. They also regularly meet to discuss local issues and take on volunteer work, including clean-ups at Sheraden Park. The city’s years-long master plan for Sheraden Park is in the works, set to expand access to Chartiers Creek, update older park amenities and reopen the public outdoor pool. “The community is still redefining itself,” Robinson says. “If you purchase in the middle of that, you get the best of both worlds: you get equity in the future, but the prices are low now.”

It's not the safest Neighborhood, every now now and then there's random shots being fired, or neighbors having exaggerated disagreements with each other. Most people are nice in appropriate situations, but it the kind of neighborhood where it better to mind your business.

It's not a very good area. I live in a private neighborhood, so it's not like the rest of Sheraden, but it's surrounded by a high-crime areas.

This neighborhood is about to be on the upswing. Flippers and developers have been buying the vacant houses. Section 8 properties are turning into market rate rentals. It has great access to downtown and the rest of the city.
