Many of these older homes require significant rehab, something that’s kept prices low and attracted investors to the Upper Hill. “You might find a moderately priced house that you can fix up that’s in a very convenient location,” says Chris Ivory, a Realtor with Keller Williams who’s served the Pittsburgh market for 36 years. Some single-family houses have been converted into small multifamily properties. Most move-in-ready homes sell from the low $100,000s to the upper $200,000s. Especially large or updated houses can range from the lower $400,000s to the mid-$600,000s, and extreme fixer-uppers can go for as little as $50,000.

“The Upper Hill is a great location. You’re not far from Pitt, if you’re buying it as an investment property or to live convenient to the university,” Ivory says. “Plus, you have UPMC, one of the top hospitals in the country, there. It’s a great location that’s not as expensive as Oakland.” The Upper Hill’s median single-family home price is in the low $200,000s, lower than the median prices in neighboring North Oakland and Central Oakland. That relative affordability comes with the trade-off of being a little farther from dense business districts and campus hubs. That distance has also kept the Upper Hill a more settled residential area. More people own homes than rent in the Upper Hill, unlike in Oakland.
Comparing the Upper Hill to nearby East End neighborhoods
To get around or leave the Upper Hill, you might drive or take the Pittsburgh Regional Transit 83 bus between the East End and downtown. Sidewalks and shared bike lanes offer an alternate route through the Hill. However you travel, you’re close to: * Downtown Pittsburgh, 3 miles away, home to corporate offices and cultural institutions * Oakland, 1 mile away, home to Pitt’s campus and hospitals like UPMC Presbyterian and Pittsburgh VA Medical Center – University Drive * Pittsburgh International Airport, 20 miles from home The sloping terrain of the Hill District can make biking, walking or driving around challenging, especially during icy winters.
Where to go out to eat or shop in the East End
Grandma B’s Cafe is a cozy American diner that's a community staple for the Middle Hill. For more extensive shopping and dining, you can travel a mile or two to busy commercial strips in the near East End. North Craig Street in North Oakland is home to diverse restaurants and specialty shops, including Butterjoint, a trendy New American spot. More restaurants, bars and convenience stores line walkable stretches of Forbes and Fifth avenues in Central Oakland. Market District and Aldi are a couple of the closest grocery stores, about 2 miles away in Shadyside and Friendship.
Butterjoint is a great place to check out if you are in North Oakland, not far from the Upper Hill.
Come to Grandma B's a short distance away in the Middle Hill serving love to residents of the Upper Hill and the whole Hill District.

Continuing a history of Black arts and organizations in the Hill
Before the midcentury, the Hill District was the heart of Pittsburgh’s jazz and Black cultural scene, thanks to its many theaters and venues. Redevelopment and the construction of the Civic Arena led to the decline of jazz and the Hill as a whole. This history has made reviving the arts a goal of many local organizations, including the Pittsburgh Playwrights Theatre Company. The company opened its Madison Arts Center in a former elementary school in the Upper Hill. The company puts on shows written by local authors or that focus on the Black experience. The Hill Community Development Corporation connects all of the Hill District to their creative, educational and housing improvement initiatives.
Getting outside at Robert E. Williams Memorial Park
Robert E. Williams Memorial Park is at the crest of the Upper Hill. You can take a walk around its reservoir, hit the playground, shoot hoops on the basketball court and rent out an indoor shelter, all with views of the downtown skyline. The city plans to update the park beginning in 2026.
