Growing rural city, north of Ogden

Plain City sits directly south of Willard Bay State Park and is surrounded by marshes and farmlands, about 12 miles northwest of Ogden. The city, which was originally settled by homesteaders in the 1850s, is in a state of growth with new homes being built in the central and eastern regions, to go along with a population of 8,500. “The neighborhood itself used to be a rural, farming community, and it’s only just now moving away from that, so it’s not super dense yet, which is nice,” says Realtor Ashley Kinney with Brick Realty, who specializes in the Ogden area. “It’s got that small-town feel with more city amenities because it’s only 10 or 15 minutes to Ogden proper.”
The area’s top industries are transportation, public administration and construction. Several national trucking companies got their respective starts in Plain City, including Knight Transportation, C.R. England Trucking and Pride Transport.

City parks and recreation along Willard Bay

Plain City has multiple green spaces and at least four designated public parks. These include playgrounds, baseball diamonds and athletic fields. Lee Olsen Park has an equestrian area.

Just east of the city, the Remunda Golf Course and Driving Range is a public 18-hole course. Willard Bay State Park is located north of Plain City. The freshwater reservoir has two marinas with boat launches. Pelican Beach is a swimming area. The Harold Crane State Waterfowl Management Area is also nearby. The Wasatch Mountains are roughly 16 miles east and home to the Nordic Valley Ski Resort. Powder Mountain and Snowbasin Resort are both also close to Plain City.

Newer neighborhoods within Plain City

Multi-story modern Craftsmen and new traditional single-story homes are common in central Plain City , in subdivisions like Wheeler Village. There are also a handful of bi-level ranchers. Eastern Plain City neighborhoods have a combination of ranch-style homes from the early 2000s and new construction Craftsman homes. Property sizes get larger the farther west they go.
Single-family homes in Plain City have a median sales price of $625,500, which is higher than the surrounding Ogden communities of Lynn, Harrisburg and Marriott-Slaterville. Townhouses share a median sales price of $382,000.

Weber County’s quality public schools

Plain City is served by the Weber School District, which enrolls roughly 32,900 students across 47 public schools and earns a B grade from Niche. Of the district’s schools, three elementary, one junior high and Fremont High School are located in Plain City.

Nearby shopping and dining beyond Kent’s Market

Kent’s Market on 2600 North Street is Plain City’s only outlet for shopping and dining. In addition to the grocery store, there are a handful of small businesses and a regional pizza chain. “It’s really nice for homeowners. They don’t have to commute 20 minutes into Ogden proper to get groceries anymore, they can just hit Kent’s Market right there,” Kinney says.

For more options, Farr West is about 4 miles east and North Ogden is around 7 miles. Both have commercial corridors along their main streets. Harrisville is over 7 miles southeast with shopping areas like The Family Center at Ogden, which has dozens of big box stores.

Navigating a car-dependent community

Plain City’s extensive, rural landscape requires a vehicle to get around. Access to Interstate 15 is roughly 4 miles east in Farr West for those traveling south to Ogden or Salt Lake City. The Ogden-Hinkley Airport is about 13 miles south, and the Salt Lake City International Airport is nearly 50 miles away.

Annual Fourth of July event

Plain City’s community has a Fourth of July celebration is a multi-day event that draws crowds. There’s a 5K race, a pie-eating contest and a parade. It culminates with a fireworks display.

All seasons and decreasing crime in the county

Plain City contracts with the Weber County Sheriff’s Office for local law enforcement and crime prevention. According to the Bureau of Criminal Identification, reports of violent offenses decreased by 19% from 2020 to 2024. Property offenses decreased by 50% over the same period.
Residents experience four seasons and summers can be hot and humid. Additionally, the city’s Public Works Department has a structured Stormwater Plan to prevent flooding from the marshes when it rains.
