Suburban community centered around a school district in Nassau County

Nestled in the town of Oyster Bay in Nassau County, Plainedge is a suburban Long Island community that offers a lifestyle far from plain. While its location on Long Island provides quick access to the waterside of South Oyster Bay and convenience to Manhattan, the hamlet is beloved for its residential feel and proximity to highly rated schools and local parks. “The town is basically the school district,” says resident Patricia Yovino, a broker with Keller Williams Realty. “And because it’s not an enormous district, you get that small-town feel.” Nearby shopping centers and the centrally located St. Joseph Hospital, which also serves as a major employer, are further draws to the community.

Competitive market for single-family homes

Sidewalks, manicured landscaping and small yards help the neighborhood maintain its suburban feel. “It’s true suburbia out here,” Yovino says, “but it does get congested. It’s close together because we have larger lots and the houses are right next to each other.” Single-family homes vary in terms of architecture; contemporary new builds take on neo-classical styles, while established housing includes Cape Cods, split-level and ranch-style homes. With the median price of single-family homes hovering around $720,000, prices can range from the mid-$500,000s to about $1.5 million. Prices for condos typically fall within the $500,000s. On average, homes stay on the market for less than a month.

Highly rated Plainedge school district

Plainedge Union Free School District serves the area and is a significant draw for homebuyers and families. “Because it’s a smaller school district, everyone knows your children, so it’s easy to keep your eyes on them,” Yovino says. “The kids might not like that, but parents certainly do.” The district serves just under 3,000 kids and earns an A-minus overall grade from Niche. Within the district, students may attend top-rated schools such as Eastplain Elementary School and Plainedge Middle School, both of which earn A-minus grades, before advancing to the B-plus-rated Plainedge Senior High School.

From natural spaces to athletic fields

Within the suburb, pocket parks such as Pinetree Drive Park and Ludwig Lane Parklet offer an outdoor respite for kids, with green spaces and playgrounds. The nearby James "Pops" Sabellico Memorial Park features an updated playground and a well-kept baseball diamond. In neighboring Farmingdale, Ellsworth W. Allen Park boasts many athletic fields, including tennis courts, a soccer field and more. Residents may also participate in sports clubs at the Sportime Multi-Sport complex, which hosts volleyball and tennis clubs for all ages. Just south of Plainedge, Massapequa Preserve stretches across 432 acres, dotted with freshwater lakes and lined with multiple hiking and biking trails. One of the park’s longest trails is the 13.2-mile Bethpage Bikeway Trail, and more than 80 additional paved and natural pathways offer scenic views of the preserve’s woods and wetlands. Quick access to beaches is also a sought-after factor. “People want a break from the grind, so they come to Long Island,” Yovino says. “In Plainedge, you’re only a 5- or 10-minute drive from the water, and you have access to a lot of parks, beaches and preserves, so you have plenty of places to unwind.”

Convenient shopping options on Hempstead Turnpike

Most of Plainedge’s businesses, restaurants and shops cluster along Hempstead-Bethpage Turnpike, a major thoroughfare that bisects the enclave. At the Nassau Mall, locals can shop at big-box retailers such as Kohl’s, Old Navy and Best Buy, or catch a movie at the AMC Dine-In Levittown 10 movie theatre. Grocery stores along the route include Target, Stop & Shop, Walmart and more. Convenient dining options, ranging from fast-casual chains to more elevated eateries, are scattered throughout Plainedge. Zorn’s of Bethpage is a long-time fixture in the area, well-known for offering old-fashioned American dishes and its skinless fried chicken, which has earned the accolade of being named Long Island’s best in 2024 in the Bethpage Best of Long Island contest. Embassy Diner, across the street, has also been a long-standing staple of the community.

Events at Plainedge Library

The Plainedge Library is a gathering spot and community hub, hosting multiple events throughout the year for all ages. While weekly story times and book clubs are popular, the library’s events extend past literary happenings. Chair yoga, game nights, teen cooking classes and art classes are also popular events.

Getting around the county and commuting to the city

Hempstead Turnpike intersects with New York State Route 135, known locally as the Seaford-Oyster Bay Expressway, another major thoroughfare in Plainedge that connects to the Southern State Parkway to the south and Interstate 495 to the north. Bus routes include the n70 and n80, which both connect to LIRR stations in both Farmingdale or Massapequa. Residents are about 45 miles from Manhattan, which typically takes around an hour and thirty minutes by train or car.

Crime in Plainedge

The Plainedge crime rate is 40% lower than the national average. Since 2019, there has been a decrease in violent crime compared to the national average. Violent crime accounts for 25% of Plainedge crimes.
