A rural community with a strong sense of community and access to major shopping destinations
Sheldonville, Massachusetts is a small suburb of Wrentham that is closer to Rhode Island than it is to Boston. It is surrounded by tall trees and farmland, with sparse patches of large single-family homes branching off from the main highway and into the rolling hills. Most people who know about it, when they do bring it up in conversation, primarily speak of it in terms of its proximity to shopping destinations like the Wrentham Outlets and Gillette Stadium. However, those who live here understand that there is more to Sheldonville than shopping malls and sports games. “It’s a great town. The residents are very involved in it,” says Sue Pace-McComb, broker and owner of Pace Real Estate, who has 38 years of experience in the area. “People turn out and work together for everything, from parties to civic activity. You don’t find that level of community engagement everywhere.”

Large Colonials and Modern Traditionals in a low-crime neighborhood
Homes in Sheldonville are comprised mostly of Colonial Revivals and large Modern Traditional builds, set back from the road by long driveways. These houses are surrounded by tall trees and sit on spacious lots, often large enough to accommodate backyard pools. There are paved sidewalks along West Street, but these do not extend through every subdivision and cul-de-sac. Single-family homes can cost anywhere from $600,000 to $900,000, with several rising above the $1 million mark. Condos and townhouses on the southwestern side of the neighborhood can range in price from around $350,000 to almost $450,000 depending on the square footage and number of bedrooms. Sheldonville’s CAP Index Crime score is a 1 out of 10, which is significantly below the national average of 4.

A school system that serves three neighboring towns
Children may attend two elementary schools during their academic careers. Delaney Elementary, which scores an A from Niche, educates students from kindergarten through grade 3. For grades 4 through 6, children attend Charles E. Roderick School, rated B-plus. “The middle and high school is shared between three towns – Wrentham, Plainville and Norfolk,” Pace-McComb says. “King Philip Regional is both, but it’s split into two campuses. King Philip Middle is in Norfolk, and King Philip High is in Wrentham. But students from all three towns go to both.” Both schools also earn a B-plus.

The Wrentham Outlets and pride in Sheldonville's Italian cuisine
Supermarkets like Shaw’s, Stop and Shop and Target are all in the nearby town of Wrentham, as are the 170 options at the Wrentham Village Premium Outlets, which draw visitors from across the state. “Wrentham Outlets is right there, and lots of people have heard of that,” Pace-McComb says. “There are lots of restaurants around there. Sheldonville is also close to Patriot Place at Gillette Stadium, which is a huge destination.” This open-air shopping mall is located just 8 miles from Sheldonville and sits in the shadow of Gillette Stadium, the home of the NFL’s New England Patriots. Wrentham locals often consider Italian food to be the local specialty. Café Assisi on South Street is a frequent mention, offering everything from deli sandwiches to classic Italian staples.

Joe's Rock, Lake Pearl and Jane D'Amico Park
Sheldonville’s rural atmosphere ensures its residents ample opportunity for outdoor recreation. “There’s a popular hiking spot out there called Joe’s Rock,” Pace-McComb says. “It probably takes most people about 10 minutes to hike up it. It’s a great spot to take pictures of the area.” Those who prefer days on the water can head 4 miles northeast into the town of Wrentham itself. “People can bring boats to Lake Pearl in Wrentham, and there’s a small beach there, too,” Pace-McComb adds. “There’s also a building there – it used to be a tent, but they’ve made it a permanent structure. Folks can rent that out for parties, baby showers, weddings and all those things. It’s right on the water so the views are great.” At Jane D’Amico Park, founded in 2020, children clamor over numerous rope obstacles and chase each other down the large central slide.

Providence is closer, but Boston loyalty runs deep in Sheldonville
Sheldonville residents enjoy access to Interstate 495, which is the quickest way to access Interstates 90 and 95 or to make the 50-mile trip north to Boston. Those who prefer not to deal with the rush hour traffic on their morning commute have public transportation options as well. “The closest train station is about 5 miles away in Franklin, so if you want to avoid the drive, you can catch the commuter rail there,” Pace-McComb says. “Providence is closer than Boston, but it’s kind of split. Some people just really love Boston, so they’re going to go out there regardless of how much longer it takes them.” Providence is just 20 miles south via Highway 121, which runs between Massachusetts and Rhode Island.
The New England Patriots, line dancing and performing arts in Providence
Gillette Stadium, just 8 miles from Sheldonville, hosts sports events and concerts throughout the year. Residents can also catch live music at Six String Grill and Stage, which hosts line dancing every Wednesday. Many locals will likely make the trip to Boston for weekend Bruins games at TD Garden; however, they can also head south to Providence, Rhode Island, to enjoy Broadway shows at the Providence Performing Arts Center.
