Plandome Heights offers peaceful living close to shops and schools
Just steps from Manhasset's bustling downtown, Plandome Heights offers a quiet, peaceful setting on Long Island's North Shore. This small village is known for its diverse architecture and lower property taxes than nearby communities. Quick commutes on the Long Island Rail Road are another plus, and students can attend one of the state's highest-rated school districts.
A mix of classic home styles in a hilly, wooded setting
As you drive along the winding streets of the village, you'll notice a mix of housing styles in a natural setting. "Our neighborhoods are just peaceful, country-type neighborhoods. They're very treed and very hilly. Almost all the homes are different from each other, and they are A-class homes," says Kenneth Riscica, the mayor of Plandome Heights. "They're brick-and-stone and slate roofs and stuff like that, so it's a very attractive village." Colonial and Tudor Revivals are the most common styles, but homes vary throughout the community. Prices typically fall between the lower $2.1 millions and the lower $2.9 millions.
Why property taxes are lower than in nearby villages
Nassau County is known for having high property taxes, but living in Plandome Heights gives you a chance at a lower tax bill. Of the 64 villages in the county, only three have lower taxes than Plandome Heights. Riscica says there are a few reasons for this. "Number one, we're extraordinarily well-run by an extraordinarily talented mayor. Number two, we're one of the smallest villages in the state and one of the simplest villages in the state," he says. The village also saves money by having the county or other governments provide police, fire and water services. Some things the county provides include:
- A building department and design review services that regulate architecture in the village
- Road maintenance, including snow plowing and street lighting
- Garbage collection through a contract with Meadow Carting
Top-ranked Manhasset schools serve local students
Students in Plandome Heights are served by the highly rated Manhasset Union Free School District, which is one of the top districts in state and national rankings. The district includes Manhasset Secondary School, which is known for its music program and which has produced multiple National Merit Scholars.
Where to eat and shop near Plandome Heights
Manhasset has a wide mix of locally owned restaurants just minutes from the village. Along Plandome Road, you can:
- Start your day with traditional diner fare at Louie's
- Grab pizza and other Italian cuisine at Gino's
- Try baked goods and pastries at Buttercooky Bakery
Groceries are available at King Kullen on Northern Boulevard. Department stores like Macy's and Nordstrom Rack are also close by.
Quiet parks and waterfront areas for recreation
The village has two parks that make it easy to enjoy some outdoor time. Plandome Heights Village Preserve is a small, forested area on the west side. Riscica says it's a popular spot for people to stroll through the trees or launch a kayak and paddle on Manhasset Bay. Plandome Pond Park is on the village's west side and is another passive park, with walking trails, benches and a small pond. North Hempstead Beach Park is a short drive away and has 34 acres of sandy shoreline to enjoy.
How locals commute from the village
Plandome Heights falls within the Manhasset Park District, which means you can purchase a Resident Commuter Parking Permit for the Manhasset Long Island Rail Road station. The train ride into Manhattan is about 40 minutes. You have several options for driving into the city, including Interstates 295 and 295. Despite the fact that it’s only a little over 20 miles, most driving routes can take between 1 and 2 hours, depending on traffic.
