Pleasanton neighborhood blends luxury and outdoor adventure
The triangle-shaped neighborhood of East Bernal was developed in the early 2000s on property formerly owned by the City of San Francisco. Large, contemporary homes surround a sizable park and sports complex, and it has easy access to shopping, dining, and the major regional freeway, Interstate 680. The Alameda County Fairgrounds are on the northwest tip of the triangle, while historic downtown Pleasanton is to the northeast. “People love the access to shops and restaurants and everything,” says Stephany Jenkins, a top-producing Realtor and co-founder of Park46 Real Estate. “There’s a farmer’s market downtown every Saturday, rain or shine, and the sports park is great. They’ve got soccer fields, football fields and a bunch of playgrounds, and there are trails next to it. It’s always warm, so people come out.”

Contemporary homes and vertical housing in Township Square
Homes in East Bernal are rarely on the market. When they do come to market, they range from $1 million to $2.7 million. Those on the higher end have up to 3700 square feet. Home styles are contemporary with high-end features like 10-foot ceilings, granite countertops and built-in cabinets. In the Township Square subdivision built in 2015, the homes are “vertical,” meaning they have three stories and very small lots. Homeowners’ associations maintain yards; neatly trimmed shrubs and early-growth trees give a sense of uniformity, but there is a wide range of custom home designs, some with front porches, others with second-floor balconies. Stucco siding displays various muted colors, and some roofs have Spanish tiles. Sidewalks line the streets, making the flat neighborhood walkable.

The Stanford Medicine Sports Complex and Bernal Community Park center the neighborhood with sports fields, playgrounds, walking paths, picnic areas and community gathering spaces. Synthetic fields are designed for soccer, lacrosse and football. The complex is busy with adult and youth sports leagues and pickup soccer games. The smaller Wild Rose Park provides green space for the high-density area of East Bernal. The Pleasanton Golf Center is just north of the community, and Pleasanton Tennis and Community Park is a little over a mile away. Across the highway, Augustin Bernal Park is a 237-acre space in the hills with hiking trails and picnic facilities.

Across Bernal Avenue are Mexico Lindo restaurant and Sultan’s Kebab. Historic Downtown Pleasanton is nearby with fine dining and trendy restaurants, some with sidewalk seating, including Beer Baron Whiskey Bar & Kitchen and Brava Garden Eatery. There are events downtown year-round, including pub crawls and First Weekends on Main, when the streets close down all weekend. “It’s really fun to go down there when the streets are closed,” says Jenkins. “And the Concert in the Park events are really popular; they’re remodeling the bandstand for that.”
