Small, single-family homes on grassy blocks are the norm in Mount Pleasant, forming neat rows that run from Main Street to the salt marshes abutting Absecon Bay. “This is one of the nicest areas of Pleasantville. You can actually get a water view where you see the marshes and the skyline lit up with the casinos at night,” says Jill Leap, a Realtor with Balsley Losco Real Estate who specializes in the South Jersey Area. Coastal bungalows built in the 1920s and 1930s were joined by ranch-style homes and Minimal Traditional cottages in the 1950s and 1960s, all of which sell for $125,000 to $345,000. Rarer homes built from the 1990s and 2000s in New Traditional and historic revival styles mimicking the designs of older homes have the highest prices in the neighborhood, selling for $270,000 to $450,000.Townhouses and condos provide lower maintenance options and range from $115,000 to $210,000. Narrow sidewalks in varying states of repair run throughout the neighborhood, occasionally passing under shady trees. Mount Pleasant has a CAP Index crime score of 8 out of 10, higher than the national average of 4.
The Arc Community Garden and traveling to A.C. beaches
The Arc Community Garden flowers with herbs and vegetables along Main Street, inviting gardeners to tend to beds between ADA-compliant boardwalk paths and harvest crops as their growing seasons come to an end. At Leeds Avenue Park, kids can climb around the playground or play a pick-up game on one of the city’s lesser-used baseball diamonds. The Pleasantville Recreation Center is a hub for community athletic classes and personal fitness training on gym equipment, basketball courts and in the newly renovated boxing gym. Boaters can get out on the namesake creek and bay at nearby Absecon Creek Boat Ramp or launch into Lake Bay from the Yacht Club of Pleasantville, exploring marshes, fishing and crabbing on the open water between the mainland and barrier islands. It’s all concentrated in the middle of Pleasantville, you could walk to it,” says Federico Maldonado, a Realtor with Grace Properties who’s worked in the area since 2006. “The big Spanish supermarket, La Cosecha, does discounts on meat on Thursdays. It gets packed!” Up on state Route 9, Gary’s Restaurant is a classic counter-stools-and-booths addition to the New Jersey diner scene, open only for breakfast and lunch. Small houses of worship are scattered throughout the neighborhood, including Living Water, which holds Spanish and English services, and Medina Mosque and Islamic Center.Taking Atlantic City commuter highways and NJ Transit buses to Absecon Island
The Atlantic City Expressway provides a straight 6-mile drive over the marshes to Atlantic City, though many commuters will avoid tolls by taking either White Horse or Black Horse pikes. While the casinos are the best-known employers in Atlantic City, AtlantiCare’s healthcare facilities also have a massive pull, including A.C.’s regional medical center campus. NJ Transit buses make stops along North Main Street, heading toward Atlantic City destinations like Stockton University and the Tanger Outlets. Hopping on the NJ Transit train at Absecon Station brings passengers to downtown Philadelphia in less than an hour and a half. Kids may start school at Leeds Avenue Elementary School which earns a C from Niche. Pleasantville Middle School and Pleasantville High School also each earn a C. As is the case with many bayside areas, it’s a good idea to consult a Federal Emergency Management Agency map for flood insurance needs before buying in Mount Pleasant. “If we have a nor’easter, it floods. High tides and a full moon, it might flood, but not so bad,” advises Barbara Jeffries, a Realtor with Better Homes & Gardens Real Estate who has specialized in Atlantic County for 18 years. For now, only the ends of streets closest to Absecon Bay’s salt marshes and Conovers Creek fall into higher-risk flood zones. Pleasantville maintains maps showing future flood zones based on projected sea level rise and storm surge in coming decades.
