The area is filled with ranch homes and Mediterranean-style mansions on the water. For homes on the water, prices often range over $1 million, with a few reaching over $5 million. These homes may include privacy fences and wine cellars. “There’s no HOA, which is pretty uncommon for the area,” says Monterrey. “It is a bit of an older neighborhood.” Homes on the inside of the neighborhood tend to be ranch homes, beginning around $500,000 for two bedrooms and reaching $900,000 for three bedrooms. They may also be colorful pastels, reminiscent of most Florida styles, although brick and shiplap siding can also be found throughout. Stucco roofs are a common sight, with palm trees scattered along the roads and yards. Homes sit close together, with shrubs or bushes acting as natural fences if none are already lining the backyards. Additionally, most homes have a pool, including those on the water.Multiple sports and nursing program
Children can begin school at McNab Elementary for kindergarten through fifth grade. The school receives a B-plus from Niche. Students can then attend Pompano Beach Middle School for sixth through eighth grade and participate in sports like flag football, cheerleading and soccer before moving to Blanche Ely High. At Ely High, students can participate in the practical nursing program, which is the only one in a comprehensive high school in Florida. Students can also participate in sports such as basketball, baseball and swimming. Both the middle and high school receive a C-plus from Niche.Pocket park and renovations for botanical garden
The pocket park Lake Santa Barbara Park is only about .2 acres but has a few benches on the waterfront. McNab Park is currently undergoing renovations to include a botanical garden featuring native Florida plants and the McNab house, originally built in 1924 and moved to its current location in 2020. For now, the 2.5-acre park has greenspace, a playground and tennis courts for the sporty. Residents can also spend a quiet afternoon in the Pompano Beach Cemetery located in the center of the neighborhood.Signature dishes and groceries across the street
The edges of the neighborhood contain several businesses and restaurants, including Flanigan’s Seafood Bar and Grill to the north on East Atlantic Boulevard, which has signature dishes like tuna filet or the blackened tuna hoagie. Sinful Crepes serves both savory and sweet crepes from Wednesday to Sunday. Flamingo Seafood, located within a converted gas station, has a raw bar and retail market for fresh seafood. For groceries, Publix Super Market is just across East Atlantic Boulevard. Walmart Neighborhood Market and Ross are less than a mile south in Pompano Marketplace.Walking to Pompano Beach
There are two bus lines on the roads around the neighborhood, but most residents can walk to the beach and through the neighborhood. “People go north and east for restaurants and shopping,” says Monterrey. “No one crosses Federal.”Neighborhood Christmas lights and fishing
Santa Barbara Estate residents can enjoy the Macek Family Christmas Lights display from the evening of Thanksgiving until around January 6. For year-round activities, residents can walk to the Fisher Family Pier, where the fish or the views await.Crime
