Waterfront homes with championship golf tournament
Defined by the ocean to the east and the Intracoastal Waterway to the west, the water is constantly on resident’s minds. This neighborhood is also home to the TPC Sawgrass Course, with the Island Green and The Players Championship a huge part of the area. “It’s kind of like the main event,” says Jennifer Martin Faulkner, the Executive Director of Luxury Sales with Douglas Elliman. “The PGA Tour headquarters is also located here.” There are also several high-ranking country clubs in the area, such as the AAA Five-Diamond Ponte Vedra Inn & Club. There are some popular tourist spots such as Mickler’s Landing and The Players Championship, but most of the neighborhood is not affected by it. “We don’t get the kind of tourism that the rest of the state does,” Martin Faulkner says.

TPC Sawgrass, HOAs parks and country clubs
Relaxing at the beach or at the clubhouse is a common sight, with boat slips and docks on almost every waterfront home. Ponte Vedra Beach has several golf and country clubs within neighborhood limits, including TPC Sawgrass. TPC Sawgrass is host to The Players Championship, part of the PGA Tour which occurs during March every year. Further south, just outside the southern portion of the neighborhood, Mickler’s Landing will undergo renovations the summer of 2024. The beach is a popular spot for both tourists and locals, with pink sand and discarded shark teeth a big draw. Smaller, more local parks such as Bird Island Park with boardwalks and a small lake as well as Deleon Shore Park with a skate park and playground are located in the middle of the neighborhood.

Mediterranean mansions next to the water
With a median price of $854,500 for housing within Ponte Vedra Beach, homes are often Mediterranean-style mansions on the water, whether that be on the ocean or on the Intracoastal Waterway. There are some ranch-style homes within the neighborhood that can be as low as $400,000 for 1,264 square feet, but most homes in Mediterranean or new traditional style begin around $1 million and reach about $5 million, with a few rare exceptions crossing the $10 million mark. “Rates have increased 35% since COVID,” says Martin Faulkner. “The area is now 15-20% higher than the national average.” HOAs and gated or private communities are common throughout the area, although not every home will be part of one. Monthly dues can range between $50 and over $1,000 for HOAs, which may be separate from the country clubs that are scattered throughout the area. Homes on the water tend to have slips and docks for boating and kayaking.

Golfing with The Players Championship
The country clubs often have private events, from wine tasting at Ponte Vedra Inn and Club to seasonal events, such as Easter Egg Hunts, at Marsh Landing. The Ponte Vedra Concert Hall hosts over 140 concerts and events throughout the year, while a mini farmers market occurs every Tuesday at the Palm Valley Community Center. There are a few golf courses in the area, but TPC Sawgrass is the highlight of the area. This course was designed by Pete Dye and features the Island Green shot. The Players Championship is one of the biggest PGA Tour events that’s not a major. “It’s a big boom for the economy,” Martin Faulkner says. The Players Championship celebrates its 50th year in 2024.

Locally-owned restaurants and Publix throughout
The neighborhood has several grocery options within its boundaries, including a Publix Super Market at the South Beach Parkway Plaza to the north, another at the Sawgrass Village Shopping Center and The Fresh Market a little under 2 miles east of TPC Sawgrass. Restaurants dot the landscape as well, with several just outside the golf course, including Mulligan’s Pub, Restaurant Medure and Aqua Grill.

A ranking schools with macroeconomics
Children in the neighborhood can begin school at either PVPV Rawlings Elementary or Oceans Palm Elementary for kindergarten through fifth grade. From there they can move to Alice B. Landrum Middle for sixth through eighth grade and participate in a variety of clubs including Speech and debate, Latin and knitting. At Ponte Vedra High School, Advanced Placement courses are offered, including Latin, statistics and macroeconomics. All four schools earn an A from Niche.
Younger children can attend Ocean Palms Elementary School.

A1A dividing the neighborhood
Ponte Vedra Beach has access to one bus line from Jacksonville, with Route 10 at its terminus in the South Beach Parkway Plaza. The A1A, a local Florida north-south state road, goes right through the neighborhood, separating Ponte Vedra Beach and Palm Valley. Depending on a resident’s location within the neighborhood, they may be able to walk to the beach or one of the country clubs.
