Northwest Port Charlotte is a growing community along the Myakka River
There’s a lot of potential in the quiet landscapes of Northwest Port Charlotte. That’s how local Natalia Berie of The Real Estate Store puts it. “There are so many different opportunities,” the Realtor says. “A builder can buy land for $10,000 to $15,000, build a home and sell it.” She currently lives in Port Charlotte. Since much of the area’s land is still up for grabs, homes are pretty spaced out. “It’s not very populated, which is great for people who don’t want neighbors right by them,” Berie says. “It’s just so peaceful and quiet.” The neighborhood is settled among Charlotte County’s scenic nature preserves and borders the Myakka River, offering plenty of nearby water and nature trails. The CAP Index Crime Score is 2 out of 10, lower than the national average of 4.
Much of the neighborhood is subdivided but undeveloped
Small canals of the Myakka River cut through the neighborhood and around many homes and properties. Many residences have small docks with some space for a boat. Buyers will find a mix of single-story housing styles, including New Traditional, ranch-style and Mediterranean homes. Northwest Port Charlotte is also home to Riverwood, a gated and deed-restricted community of 29 subdivisions with condominiums and single-family homes. The Riverwood Community Association and the Riverwood Community Development District serve Riverwood. Manufactured homes generally sell for between $25,000 and $170,000. Condos can sell from about $110,000 to $320,00 and townhomes can fetch nearly $450,000. Single-family homes under 2,000 square feet can sell from $160,000 to $725,000, depending on how close they are to the water. Larger single-family homes, especially those on the canal, can list from $900,000 to $1.8 million. Most of the community’s active listings are plots of land. Hundreds of undeveloped, quarter-acre properties line narrow, platted streets from Riseley Avenue to Chancellor Boulevard. Sabal palms and longleaf pines fill yards and crowd untouched lots. They can sell anywhere from $5,000 to $300,000.
Nature preserves welcome boaters, hikers and nature-enthusiasts
Northwest Port Charlotte’s location along the Myakka River encourages an outdoorsy lifestyle. “People love fishing from their backyards,” Berie says. “They also have boats, jet skis and kayaks.” Myakka Islands Point, a nature preserve, comprises 100 acres of salt marshes and slow-moving estuaries of the Myakka River. It features an undeveloped trail popular for hiking and biking, and birdwatching is common. Tippecanoe Environmental Park, another local nature preserve, sprawls across 380 acres of mangrove swamps, scrubby flatwoods and salt marshes. It’s a popular jumping-off point for kayaking and canoeing and has a nature trail. Warm Mineral Springs Park, a few miles northwest of the neighborhood, offers plenty of space to swim and is listed on the National Register of Historic Places. The neighborhood also provides access to traditional parks; Randy Spence Park features a playground, basketball court and picnic pavilions. Englewood Beach is one of the nearest beaches, overlooking the Gulf about 12 miles west.
Shopping and dining options along Tamiami Trail
Grocery stores, well-known retailers and service businesses line Tamiami Trail, just north of the neighborhood. Cocoplum Village Shops is a sizable shopping center peppered with manicured palm trees and dozens of companies, from Publix and Old Navy to Hobby Lobby and Dick’s Sporting Goods. Walmart Supercenter and The Home Depot sit across the street from the shopping center, and Aldi is nearby. Tamiami Trail also features dozens of fast-food and locally owned restaurants, like Dubz BBQ, which has popular lunch specials with barbecue sandwiches and wings. El Jobean Road has a couple of popular spots for dinner; some of Big Bamboo Asian Fusion’s signature dishes include scallops with mixed vegetables and chop chop chicken. Port Charlotte Town Center is about 5 miles east and is a local shopping hub.
Port Charlotte High School features many student clubs
Charlotte County Public Schools scores an overall A-minus on Niche and serves just over 16,800 students. Liberty Elementary School receives a B-plus, and Murdock Middle has a B. Port Charlotte High School offers a robust list of clubs and organizations, including the fiber arts club, where students learn to knit and crochet. Students can also join line dancing, pickleball and culinary clubs. Niche gives the high school an overall B.
Navigating Charlotte County
Residents typically depend on cars to get around, but Charlotte County Transit offers curb-to-curb services from Monday through Friday. Rides are free and must be reserved. U.S. Route 41, also called Tamiami Trail, and Florida State Road 776 are the community’s primary thoroughfares, connecting commuters with central Port Charlotte about 7 miles east. HCA Florida Fawcett Hospital is 10 miles east of Northwest Port Charlotte, and HCA Florida Englewood Hospital is 12 miles west. Punta Gorda is around 18 miles away. Fort Myers is around 40 miles south.
Flooding risks near the Myakka River
Severe storms are a reality in Southwest Florida. According to the FEMA National Risk Index, Charlotte County has a relatively high risk of hurricanes and lightning. The county’s low-lying landscapes and location along the Myakka River increase flooding risks, and flood insurance is recommended.
