Modern homes and apartment complexes
The area has just over 800 homes spread across multiple subdivisions with well-maintained sidewalks and community areas. Homes in the area have all been built since 2010 and feature contemporary villas and townhouses with Spanish Revival influences and Spanish Colonials that adorn compact, pristine lots with palm trees. Prices range from $300,000 to $548,000, with the median home price being $418,513. “A lot of these subdivisions are managed by homeowners associations that take care of all yard maintenance,” says Lenard. Also, part of the new development is a pair of apartment complexes – Whitepalm Luxury Apartment Homes and the Sanctuary at West Port.Multiple recreation leagues at Coraci Sports Complex
Spanning 50 acres in the area's north end, Coraci Park and Sports Complex is a hot spot for residents across Port Orange. With four-lighted ball fields, the complex hosts most of the city’s adult and youth rec league softball, baseball, soccer and Pop Warner football leagues. “There are always games and events going on at the sports complex. You can hear people cheering on their kids from some of the neighborhood,” Lenard says. While most of the park traffic is for games, it does have a playground and picnic area. The community is about 10 miles away from the Atlantic Ocean, and when it's time for a beach day, neighbors can head to Wilbur Beach, which is open to the public.
Four academy options at Atlantic High School
Coraci is part of Volusia County Schools, which Niche ranks as the third-best district in the Orlando Area, rates as a B on the site and serves more than 66,000 students. Neighborhood students will attend the B-plus-rated Spruce Creek Elementary, advance to Silver Sands Middle, which earns a B, and earn their diplomas from Atlantic High School. The latter rates a B and offers various academies that combine college prep classes with a career focus. The academies include law and government, aquatic and environmental services, TESA Aeronautical and teaching and education.
Daytona 500 and other local events
Coraci is only 7 miles south of the Daytona International Speedway, which hosts two NASCAR races yearly, including one of the sport’s most significant events, the Daytona 500, each February. The city of Port Orange runs multiple events throughout the year, from smaller events like the community garage sale to full-fledged celebrations like the annual Fourth of July Spectacular.
Proximity to three major interstates
Coraci is bordered by multiple major interstates, including Interstate 4, which runs east to west across Florida; Interstate 95, which runs from Maine to Key West; and United States Route 1, which runs parallel to I-95.Shopping, dining and entertainment at Port Orange Pavilion
Down South Williamson Boulevard is the Port Orange Pavilion, an open-air mall with various stores, multiple restaurants and a Regal Movie Theater. Residents can shop at stores like Marshall's or grab a bite to eat from national chain restaurants like Olive Garden and Red Robin. A bit further from home, Dunlawton Avenue has big stores like Target, Lowe’s and a Walmart Supercenter. That corridor is home to the Cinnamon Tree Café, a family-owned brunch spot open on Saturday evenings for dessert.
Extreme weather factors
Being along the Florida coast does provide some high-risk environmental factors. The area is at high risk for extreme heat and extreme wind. The area also has a major flood factor, rating 6 out of 10, and it was hit by Hurricane Nicole in 2022, which caused massive flooding throughout the city.
