South Port Orange has networks of winding roads in many subdivisions. Driving along, residents can find one large, well-groomed yard after another, shaded by towering palm trees and mossy oaks. "It's a pretty big area with lots of choices when it comes to homes. You can spend $200,000 or $800,000, whatever's in your budget," Lenard says. "Like anywhere else, each added thing is an amenity that drives up the price. Backyards, pools – you can find them, at least; it just depends on what someone thinks is important." Ranch homes are the most prevalent style, alongside split-levels and Mediterranean-inspired houses. Potential home buyers can expect to see small ranch homes and bungalows selling between $150,000 and $250,000, while most large contemporary homes sell between $400,000 and $700,000.

Public schools fall under the Volusia County School District, and students can start at Spruce Creek Elementary, located in the southern part of the neighborhood. It's rated with a B-plus on Niche and is in the top percentile for best elementary schools in Volusia County. Students can move on to nearby Creekside Middle, which also receives a B-plus from Niche, before heading to A-rated Spruce Creek High. Spruce Creek High takes the No. 1 spot as the best-rated high school in Volusia County, offering international study opportunities and a broad range of extracurriculars.

Exploring pirate ships at Spruce Creek

To the north of the neighborhood, residents can find large commercial areas on either side of Dunlawton Avenue, with recognizable names such as Publix, Ross and Walgreens.
