Many homes boast multi-car garages, covered front porches, sparking pools surrounded by screened-in lanais and spacious paved driveways perfect for RVs or other toys. The pristine landscaped lawns are filled with garden beds, potted plants and tangerine, banana and lemon trees. Traveling around Tomoka Farms
Florida State Routes 415 and 421 or the county’s Votran public transit get residents around the area, including Port Orange, a 7-mile drive. U.S. Route 92 provides easy access to the broader region and Daytona Beach, 11 miles away.

Served by the Volusia County Schools System, local scholars attend Cypress Creek Elementary, Creekside Middle School and Spruce Creek High School. Both the elementary and middle schools received a B-plus from Niche. Cypress Creek provides STEM curriculum, a track and field club and after-school yoga. Earning an A from Niche, Spruce Creek offers football and beach volleyball, hiking and rowing clubs and a Tomorrow’s Leaders Program.

The Pavilion at Port Orange is at the heart of town, where residents can shop at Five Below, Marshalls, HomeGoods and Petco.
