Lakeside living in Port Orange

Port Orange’s Waters Edge neighborhood earns its name from the many small lakes it's built around. Along with scenic water views, there are miles of walking paths, and shopping, dining and a municipal golf course are nearby. Realtor Sherie Zebrowski, who's lived in Waters Edge for eight years, describes the community as warm and friendly, and the HOA as proactive but laid back. At the entrance are Creekside Middle School and a fire station, which are both convenient and practical. "We're actually on the [middle school and fire station] grid. When there's a hurricane or anything, we're one of the very first [neighborhoods] to have our electricity back," Zebrowski says. The CAP Index crime score in Waters Edge is 1 out of 10, well below the national average.

Custom homes and low HOA fees

The neighborhood’s residential streets loop around small lakes and branch off into quiet cul-de-sacs. Palm trees dot the roads, lined with custom homes with water views and meticulously tended front lawns. Broker Bill Navarra, who owns Realty Pros Commercial, notes that the neighborhood’s builder, ICI Homes, has won many awards. "They are not just the typical tract [homes]," he says. Most were built in the 2000s and many feature backyard lanais and pools. "Prices range anywhere from $325,000 up to $1 million," Zebrowski says. Most homes are in the $400,000 to $600,000 range, depending on size and amenities. Covendale—the gated section of Waters Edge with estate-style homes, some of which back up to the water—sees the highest prices. As for the homeowners association, Zebrowski says it ensures a uniform aesthetic in the neighborhood but is not overbearing. "Our HOA fees just went up to $160 a quarter, which is super cheap [for Florida]," she says.

The Pavilion at Port Orange for dining and shopping

Flagstaff Bar and Grill at the Cypress Head Golf Club is the closest restaurant and features golf course views. The Pavilion at Port Orange is about 4 miles north, with chains like Texas Roadhouse and Another Broken Egg Cafe, plus local spots like Malibu Beach Grill and Gabbie's Pizza. Stores there include Marshalls, HomeGoods and Target. Westport Plaza is just south, with a Publix Supermarket and Love Whole Foods Cafe and Market, offering organic groceries, grab-and-go sandwiches and a juice bar. Peach Valley Cafe is around 6 miles away in Port Orange; the local chain's breakfast specials include a signature berry-stuffed French toast. Waterside dining along the Halifax River and the beaches are within 12 miles.

Willow, the therapy dog, at Creekside Middle School

Public schools serving Waters Edge are within the Volusia County Schools District. Students may start at Cypress Creek Elementary before continuing to Creekside Middle School, both of which earn a B-plus on Niche. From there, they filter into Spruce Creek High, which gets an A-minus. Creekside Middle is in the neighborhood and features a therapy dog named Willow, who supports kids through everyday challenges and sits with them while they study.

Cypress Head Golf Club is nearby

Next to Creekside Middle School, Airport Road Park is an outdoor activity hub with sports fields, multiple lighted tennis courts and a large shade sail-covered playground. Just outside the neighborhood is the 18-hole public course at Cypress Head Golf Club. Hiking and biking trails as well as a boardwalk for birdwatching are at the nearby Doris Leeper Spruce Creek Preserve. Boaters and anglers can head to Dunlawton Bridge boat launch, just 10 miles northeast, and motor out to Disappearing Island. "Disappearing Island comes in and out with the tides, and you'll find hundreds and hundreds of boats there every weekend," Navarra says. Daytona Beach is around 12 miles north of the neighborhood.

From Waters Edge to Daytona Beach

Locals rely on their cars to get around. Pioneer Trail and Airport Road run along the northern and southern edge of the neighborhood, connecting locals to Interstate 95, which is around 2 miles east. AdventHealth New Smyrna Health Park and Halifax Health Medical Center of Port Orange are both roughly 6 miles from Waters Edge. The Spruce Creek Airport, with private flights, is about 1.5 miles north. Daytona Beach International Airport is within 12 miles.

Port Orange holiday events

Port Orange hosts year-round events, including a popular Independence Day celebration. "The Fourth of July Spectacular is just one of many ways the city makes living here fun. It's such a blast. They bring out professional fireworks, and it lasts quite a long time," says Carol Court, the former Chairman of the Board for the Port Orange South Daytona Chamber of Commerce. December events include a holiday parade with Santa Claus and his elves that winds through downtown.
