Outside Port Orchard’s waterfront downtown business district, East Port Orchard’s streets are lined with cul-de-sacs. “There’s been a ton of new construction here since 2020, and there are also traditional homes that have been here for a long time,” says Ellisa Greer, a managing broker at Keller Williams West Sound with over 10 years of experience. “East Port Orchard, generally, has undergone significant commercial renovations as well, with more restaurants and activities for families.” Recreation opportunities surround the community, from South Kitsap Regional Park, known locally as Jackson Park, to Long Lake County Park, located just south of the area.

Between the 1970s and 1980s, single-family homes, including raised ranch and traditional ranch-style homes, started lining cul-de-sacs. Depending on size, these homes are listed between $398,000 and $540,000. Paved driveways lead up to attached garages on homes with vinyl siding painted in blue, green and neutral colors. New traditionals, priced between $460,000 and $560,000, joined the landscape in early 2000, with others added during the early 2020s.

South Kitsap schools and student clubs
South Kitsap School District serves the community, beginning with East Port Orchard Elementary School and then Marcus Whitman Middle School. Both schools earn a B-minus from Niche. Transportation around East Port Orchard
Bethel Road SE, a primary Port Orchard thoroughfare, runs north along the neighborhood’s western side for 3 miles, leading to Port Orchard’s downtown and its ferry to Bremerton. This thoroughfare also leads south to Washington state Route 16, which connects the community with Tacoma in 27 miles and the Seattle-Tacoma International Airport – or SeaTac – in 50 miles. Southeast Mile Hill Drive runs along the community’s northern section and connects with Manchester and Southworth, 8 miles east. From Southworth, ferries depart for Fauntleroy, Vashon Island and Seattle.
The Southworth Ferry is a minutes away from the East Port Orchard neighborhood.
Kitsap Transit serves the community with bus stops all over the neighborhood.

Miniature train rides, forested parks and lake fun
Despite not being near a commuter rail, a train chugging sound can be heard at Jackson Park, where a miniature train runs through its forest. The park’s over 200 acres of green space also contain a skate park, playground and three baseball fields. Forest Explorer Trail forms a semi-loop under a mile long, with obstacles scattered throughout. Within Long Lake County Park’s 27 acres, anglers fish off the pier, and kayakers glide along the lake in the middle of the park.

Bethel Junction’s big box stores and diner dishes
Major retailers, such as Walmart and Safeway, fill the Bethel Junction business center in the neighborhood’s western section. Nearby, restaurant chains and local bar, Bethel Saloon line Bethel Road SE. Uncle Dave’s Café, on the neighborhood's eastern side, has served American diner breakfasts in its restaurant decorated with golf memorabilia for over 30 years. “Port Orchard’s waterfront commercial district has an antique shop, music store and other non-chain community shops,” Greer says. “There’s a little Lego store named Brick Ally that sells games and puzzles and has Lego building competitions." On Saturdays from April to October, the waterfront morphs into a farmers market, where local vendors come to sell fresh produce and crafts.
