Fir and cedar trees line McCormick Woods Golf Course’s 18 holes and rolling fairways, with occasional views of grazing deer. “The course is not exclusive, which makes it nice because we don’t have golf weather all year round, so it's good to have as many people to golf there as possible,” says Ida Bear, a broker with Windermere Real Estate West Sound Inc. who has been in the field since 1985. This award-winning course offers membership options, with monthly fees ranging from $60 to $200.
Over 8 miles of trail surround the course, including 4 miles of the Big Pond Trail’s wooded path. The trailhead sits within Deer Park, which has a playset. Nearby, Mary McCormick Park has climbing structures, tennis courts and a basketball court. McCormick Village Park is one of the newer community installments, spanning over 65 acres. In addition to a playground, the park has a splash pad, a fenced dog park and a one-mile loop trail through the woods.

McCormick's clubs and community events
McCormick Woods establishes a sense of community through annual events and clubs, such as the knitting group, whose members affectionately refer to themselves as the “McYarners.” Each August, food trucks cater the neighborhood’s summer block party in Deer Park, where activities include a walk in the woods and games. The annual holiday party is held in late December at the McCormick Clubhouse. Decorated golf carts parade through the street, and Santa has a meet-and-greet session.
Residents can enjoy a game of giant chess in downtown Port Orchard.

The Clubhouse’s dining room and outdoor patio overlook the ninth green of the McCormick Woods Golf Course. McCormick Woods’ subdivisions were established between the early 2000s and the 2020s. Townhouses with Craftsman elements line circle streets, listing between $470,000 and $500,000. New traditional homes, most common within The Ridge subdivision, are priced between $500,000 and $650,000. Ponderosa pine trees shade the drive through the golf course community, where Craftsman homes sit in cul-de-sacs between fairways and go for $725,000 to $1.1 million, depending on property size.
Quarterly assessments cover maintenance costs for landscaped common areas and range from $208 to $241, depending on street proximity in the City of Port Orchard or that of the homeowners association. Commutes and SW Old Clifton Road connections
SW Old Clifton Road leads east to Washington state Route 16, a county thoroughfare that runs south to Tacoma, nearly 30 miles away. To the west, SW Old Clifton Road connects the community with Washington state Route 3 – or Highway 3 – which travels the entire length of the Kitsap Peninsula. Highway 3 leads to major employment centers such as the Naval base in Bremerton, about 9 miles north, and the hospital and military bases near Silverdale, approximately 15 miles north. Port Orchard is around 5 miles north of the neighborhood and has a foot ferry that travels to Bremerton, where additional ferries depart for Seattle. The Seattle-Tacoma International Airport (SEA) – or SeaTac – is a nearly 50-mile drive traveling south on WA-16 or about a 25-mile trip when taking the ferry.
The Port Orchard Foot Ferry runs a regular schedule every day to Bremerton.
The McCormick Woods neighborhood is very walkable.
