Cape San Blas offers exclusive waterfront access on the Forgotten Coast
Cape San Blas is a charming Gulf Coast destination nestled into the southern edge of the Florida panhandle about 50 miles south of Panama City. Both full- and part-time residents enjoy exclusive access to the community’s beachfront and proximity to natural attractions that offer an array of outdoor activities. Cape San Blas offers a serene, secluded alternative to the buzzy coastal destinations for which Florida is known. “It’s a very special community,” says Julia Cunningham of Coastal Realty Group, a longtime resident who has sold more than 70 homes there. “They call us the Forgotten Coast because we are kind of the last place of our type. We don’t have any high rises; we have height and density restrictions. It’s sugary white sands, it’s boating, it’s scalloping. It’s more about nature.”
Second homes and rentals are common among the Coastal-style housing
Housing options are a mix of non-HOA single-family homes and homes in planned settings that cater to snowbirds and other vacationers. “It’s mostly second homes and rentals,” Cunningham says. “A lot of people will buy a home here with a plan to rent it for five years and then retire.” Given the community’s location on the water, multi-level Coastal homes with living quarters on the second and third floors are prominent. Key West-style architecture can also be found, particularly among the community’s smaller properties. Colorful homes are common and add to the community’s appeal. Small gated neighborhoods such as Villa Del Sol and Brighton By The Sea offer stand-alone homes that feature resort-style amenities such as backyard pools. These homes are typically used as second residences and investment rentals, and they offer deeded access to the beach. Monthly HOA fees are under $200. Prices range from about $600,000 to as much as $3 million. The community offers relative affordability to the region’s more tourist-heavy destinations. “Prices are a lot less than the 30A area,” Cunningham says. “We get a lot of people who move over from there because of the crowds.” Insurance rates are affected by a high risk of flooding and wind damage during hurricane season. New construction continues in the growing community. However, homeowners do not have to worry about future development between them and the Gulf. That stretch of land is owned by the federal government and is used as a communications annex by the U.S. Air Force.
Recreation includes beaches, parks, boating and fishing
Cape San Blas is essentially a private beach community, with most residents able to walk from their backyards to the water. But there are plenty of recreational attractions nearby. Salinas Park is a community destination with a playground, pickleball courts and boardwalk access to St. Joseph Bay. The Cape San Blas peninsula separates the bay from the Gulf, and the surrounding waters are a haven for boating, fishing and aquatic tours. Other local attractions include T.H. Stone Memorial St. Joseph Peninsula State Park, a nature preserve where visitors can camp and enjoy waterfront activities; a national wildlife refuge on St. Vincent Island that is only accessible by boat; and the public beaches of Indian Pass, where horses and pets are welcome. “In my business, I have asked people, ‘How did you find us?,’ and many say they Googled pet-friendly beaches,” Cunningham says.
Live music, beer and seafood are on tap
The community is home to Scallop RePUBlic, a contemporary entertainment destination that features live music, Florida craft beers and a food truck in a bayside setting. Nearby Indian Pass Raw Bar is a longtime community staple known for its fresh oysters. More seafood restaurants and a seafood market are located on County Road 30A on the way to the heart of Port St. Joe. “The town has really grown up in recent years, with a lot of excellent restaurants and shops,” Cunningham says. St. Joe Shrimp Co. and Skull’s Low Country Boil are among the shopping and dining options on North Cape San Blas.
Popular festivals celebrate songwriting, outdoor painting
The region hosts a pair of popular events. The annual Blast on the Bay Songwriters Festival is held over several days in October. Dozens of artists who have written songs for top country acts perform their songs at various venues, with a grand finale at Indian Pass Raw Bar. The Forgotten Coast En Plein Air is an annual celebration in which internationally acclaimed artists paint outdoors while standing in front of their subjects. The style originated in France.
Well-rated schools in Port St. Joe
Students can attend Port St. Joe Elementary, a B-rated school by Niche that serves students in pre-kindergarten through sixth grade, and Port St. Joe Junior/Senior High, a school that is rated A-minus and serves students in seventh through 12th grades. The campuses are located near each other, less than 10 miles from the community.
Country Road 30A provides access to the amenities of Port St. Joe
County Road 30A is a major route in this area of the panhandle. It splits off in the middle of the community, heading north into Port St. Joe, where Ascension Sacred Heart Gulf medical center is located, and east along the coast before merging with U.S. Highway 98. The highway also provides access north to Panama City. Northwest Florida Beaches International Airport is the closest commercial airport, about 70 miles away.
