North Cape San Blas is a quiet, coastal Gulf County neighborhood in a section of the Florida Panhandle known as the Forgotten Coast. The nickname comes from the region’s lack of large-scale tourism and high-rise development. “There aren’t many restaurants, and no major grocery stores nearby. A Walmart, Publixes, those are at least an hour away,” says Lacey Martina, a Naumann Group Realtor and Forgotten Coast local. The seclusion, paired with the laid-back vibe of the uncrowded white sand beaches, makes it desirable to homebuyers, especially those looking for a vacation home. “The Cape is definitely a second-home type of place,” Martina says.

A wide price range for beach houses
The median sale price is nearly $800,000. That’s almost twice the median for the state, according to the National Association of Realtors. Townhome sale prices typically start under $300,000 and climb to about $800,000, while beachy New Traditional standalone single-family homes range from about $600,000 to more than $4 million. Size is as much a factor as view; 10-bedroom homes tend to sit on the high end of the spectrum, while modest two-bedroom cottages sit on the low end.
The Cape is at high risk of flooding and wind damage during hurricane season. In 2018, storm surge from Category 5 Hurricane Michael made parts of the peninsula inaccessible by car. Many homes are built on stilts as a protective measure against high water.

T. H. Stone Memorial St. Joseph Peninsula State Park covers the tip of the Cape San Blas peninsula, with miles of white sand beaches, sea oat-covered dunes and grassy marshes. The nature preserve has day-use, walk-on beaches, public boat ramps and campsites. Visitors may see beach nesting birds, like snowy plovers, sea turtles or even St. Andrews beach mice. The William J. “Billy Joe” Rish Recreation Area is a 100-acre section of the state park with boardwalk access to the beach, a swimming pool and a nature trail. The gulf- and bay-sides of the recreation area are connected by a pedestrian tunnel under Cape San Blas Road.

Shopping and dining along Cape San Blas Road
Small businesses are scattered along the sandy, two-lane Cape San Blas Road. Cape Tradin’ Post is a little grocery, gifts and souvenirs shop; Scallop Cove General Store sells groceries and souvenirs, too, along with beach toys and quick-service food, from donuts to sandwiches. St. Joe Shrimp Company is a busy local seafood market. Dining options on the Cape include casual spots, like Skully’s Low Country Boil and Peachy’s Beach Eats, popular for tacos and pit barbecue. “And if you’re going to the Cape, you’re going to Cape Coffee & Ice Cream. Everyone stops there,” Martina says.

Highly rated Gulf District Schools
North Cape San Blas is zoned to Gulf District Schools. While the district allows controlled open enrollment, many kids go to Port St. Joe Elementary between preschool and sixth grade, then Port St. Joe Jr./Sr. High for seventh through 12th. The elementary school earns a B grade from Niche, and the combined junior and senior high school earns an A-minus. Port St. Joe Jr./Sr. High offers elective certification courses in welding, drones and phlebotomy/EKG.

The nearly 20-mile drive to Port Saint Joe takes less than 30 minutes with no traffic on the three main roads. Ascension Sacred Heart Gulf is a hospital and emergency room on Port Saint Joe’s south side, only about 10 miles from the Cape.
