Saint Joe Beach is a coastal neighborhood in Gulf County, Florida, known for its white-sand shoreline and clear water. Almost 8 miles outside Port Saint Joe proper, and nearly 30 miles from Panama City, Saint Joe Beach is sought-after for its quiet seaside getaway vibe. “It’s very secluded,” says Lacey Martina, a Naumann Group Realtor and Forgotten Coast local. “Most everybody who lives here is beaching it. You buy here for the beach,” she says.

Vacation rentals and second homes in beachy styles
While the median hovers close to $550,000, sale prices start under $300,000 and quickly rise to more than $3 million, depending on size and view. Large homes with Charleston-style two-story wraparound porches and unobstructed water views tend to sell for north of $900,000. Modest coastal cottages and townhomes set back from the gulf typically range between $200,000 and $800,000. "People own these as second homes and rent them out as summer rentals. It's a hot vacation spot," Martina says.
The neighborhood is at high risk of flooding and wind damage during hurricane season. In 2018, this part of the Panhandle saw 9 to 14 feet of flooding during Category 5 Hurricane Michael. “It flattened a lot of the area, which is why pretty much everything here is new construction,” Martina says. To mitigate the risk of high water damage, many homes are built on stilts.

Outdoor recreation on the Saint Joe Beach coast
The beach is the star of the neighborhood’s recreational amenities. Most homes are within half a mile of the water, and there are several public access points scattered along the coast, including one at Veterans Memorial Park at Beacon Hill. The big waterfront park also has an amphitheater, which hosts outdoor concerts and fireworks shows, as well as playgrounds and pickleball courts. The beach area is pet-friendly, and there’s a grassy, fenced-in dog park for off-leash play. WindMark Beach, a mixed-use development to the south, also has public beach access and an amphitheater, along with a swimming pool, fitness center and other recreational amenities.
An afternoon at the beach is about as good as it gets in St. Joe Beach.

Highly rated Gulf District Schools
The Gulf District Schools system serves Saint Joe Beach. The district allows controlled open enrollment, but many students go to Port St. Joe Elementary for preschool through sixth grade and continue to Port St. Joe Jr./Sr. High for seventh through 12th. The elementary school receives a B grade from Niche. The combined junior and senior high school, which offers a dual enrollment program with Gulf Coast State College, gets an A-minus.
The Gulf/Franklin Campus of Gulf Coast State College offers evening classes in general education to meet requirements for associate degrees and college credit certificate programs.
Port St. Joe Elementary School is an above average, public school located in Port St. Joe, Florida.
