Waterfront setting and home values in Port St. Lucie
Cradled by waterways that provide an idyllic neighborhood setting in eastern Port St. Lucie, Canal Pointe provides a laidback Florida lifestyle at affordable prices. “It’s a great place to live,” says Kurt Rohl, president of Rohl Properties and owner of a neighborhood home on the St. Lucie River. “I’m sitting here looking out my window, the water is beautiful, the sky is blue and it’s hot outside.” Like most communities in Florida, Port St. Lucie is growing. That typically means higher home prices. Those are coming as the population increases, Rohl says, but until then, housing remains a bargain. “That’s the reason we moved to Port St. Lucie, because of the home values.”
From traditional Florida ranch homes to riverfront estates
Though its total area is small, the neighborhood is not densely packed, and spacious properties are the norm. “It’s a strange mix,” says Scott Beck, a Realtor with Beach Front Mann Realty who specializes in properties along the nearby oceanfront. “You have a lot of Florida-style standard homes on half-acre properties, but there are other areas where you have waterfront properties on estate-sized lots. There’s a wide array.” There is no architectural style that stands out, but the standard home consists of a large yard and private driveway, features that also apply to the neighborhood’s newly built homes. Several homes have pools in their backyards. Prices typically range from the low $300,000s to around $600,000, although larger contemporary homes can list for close to $800,000. Canal Pointe is the pilot area for the city’s infrastructure improvement program, which includes sidewalk construction, road widening and bridge building throughout the city. Such improvements will only increase the value of homebuyers’ investments. The Spanish Mediterranean style is prominent among the neighborhood’s largest homes, which include riverfront properties that list for $1 million and up and typically include private boat docks. While a few homes might give off a cosmopolitan vibe, the neighborhood does not. “It’s not a nightlife party scene,” Kohl says. “It’s a residential, family area.” Given its location on the Atlantic Coast, homebuyers should be aware that severe weather is part of living in Port St. Lucie. Neighborhoods along the water – be it a canal, river or ocean, face a heightened risk of flooding, especially in the aftermath of a hurricane.
Some properties have large enough front yards that you can even park your RV there comfortably.

Public schools rated between B-plus and B-minus
The neighborhood’s youngest students can attend Morningside Elementary, a B-plus-rated school by Niche. Older students can attend Southport Middle and Port St. Lucie High schools, both rated B-minus. The high school features technical education and performing arts programs.
Easy access to the river and the nearby Atlantic Coast
The St. Johns River forms the neighborhood’s east side and provides convenient travel for the neighborhood’s boaters. The river opens up directly south of Canal Pointe and allows boaters easy access to the Atlantic Ocean’s Treasure Coast. The buzzy environs of Jensen Beach are less than 10 miles away. Four boat ramps at C-24 Canal Park provide additional access via the tributary that forms the south side. Kayakers also can launch into the canal to casually explore the river’s many twists and turns. Three pavilions make the park additionally attractive as a waterfront gathering space. Port St. Lucie Botanical Gardens, adjacent to the neighborhood, is the highlight of nearby riverfront amenities. Terrestrial amenities include Fred Cook Park, a small neighborhood green space with a playground, and the Port St. Lucie Community Center in neighboring Riverview. The complex features a fitness center, activity rooms and an 8,300-square foot banquet hall with a stage for public and private performances.
Boaters can enjoy the afternoon taking out there boat on one of the many canals in Canal Pointe.

Dining options accessible by car and boat
The Port St. Lucie Boulevard commercial corridor is conveniently located along the neighborhood’s northern edge. Winn-Dixie on the west side and Publix on the east side provide convenient grocery shopping options. In between are a variety of chains and family restaurants. Boulevard Diner, which serves up highly rated comfort food, is a popular destination along the corridor. For those seeking a little nautical adventure with their meals, residents can travel the river to nearby restaurants. “Sometimes we’ll jump in the boat and go to Sailor’s Return or go to The Thirsty Turtle for chicken wings,” Kohl says.

Turnpike, I-95 provide convenient commutes
Public transportation is available on Port St. Lucie Boulevard, and major roadways provide convenient access throughout the city and region. “The Florida Turnpike is nearby and you’re a couple miles from I-95 for travel north and south,” Beck says. “It’s an easy commute for people who work in Dade and Broward counties but want to live in a more affordable area.” Palm Beach International, located 50 miles south, is the closest commercial airport.

The neighborhood is home to the Council on Aging, which offers a senior center with regular classes and activities as well as adult day care. The organization, which was founded in 1973 as a precursor to Meals on Wheels, also provides transportation and general services for individuals with physical and intellectual disabilities.
