Convenient Port St. Lucie neighborhood comprised of 90% homeowners
Southbend Lakes is a primarily residential neighborhood on Port St. Lucie's eastern side that surrounds the many canals and tributaries reaching out from the St. Lucie River. Residents are drawn to the community’s proximity to water and nature, wide range of home prices, and mix of HOA and non-HOA communities. "I call it the best-kept secret in Port St. Lucie," says Judith Sekscenski, a resident and associate broker with EXIT Twoandahalfmen Realty. “There’s nowhere else I’d rather live.” Southbend Boulevard is the neighborhood’s main artery, providing easy access to thoroughfares that lead to bigger metros like Miami and Ft. Lauderdale. "We're close to Florida's Turnpike, so it's easy for them to get down south for work or family," Sekscenski says.
Tesoro Club and Veranda Gardens among the gated HOA neighborhoods
Tesoro Club, on the neighborhood’s south side, is one of the more notable gated communities. Homes line the fairways of two golf courses, so much of the community is designed for golf carts. Most homes are Mediterranean-style New Traditionals with three or four spacious bedrooms, open floor plans, top-of-the-line appliances and backyard pools with golf course or water views. Lawns are typically around a half-acre and neatly landscaped. Homes don't go on the market often, but when they do, prices usually range from $1 million to $1.5 million. Quarter-acre lots are available in the community for those looking to build custom homes, with prices ranging from the low $200,000s to the mid $300,000s. Higher-priced lots sit along the golf course. Tesoro Club’s HOA fees can be more than $600 a month. “It’s a beautiful community, but it can be expensive to live there,” Sekscenski says.
Close to Tesoro Club is Veranda Gardens, a growing, 55-plus gated community featuring a range of recently built, New Traditional-style homes. They typically offer three or four bedrooms and range in price from the low $400,000s to the high $600,000s, with higher-priced homes featuring custom upgrades and water views.
In the neighborhood's north section are residences without homeowners associations, some of which sit on the curve of the St. Lucie River, and other, smaller gated communities. Three- and four-bedroom Spanish-eclectic and Minimal Traditional builds are most common, with prices ranging from the low $300,000s to the high $700,000s. The most expensive homes usually overlook the St. Lucie River canal. Regarding crime, Southbend Lakes has a 2 out of 10 on the CAP Index, two points lower than the national average.
