Marrowstone is an island in Port Townsend Bay, where homes and farms are surrounded by a peaceful and remote atmosphere. The area’s natural beauty and parks attract many retirees and tourists. Essentials can be purchased in Nordland, an area on the island that has a market and a post office. Residents must drive onto the Olympic Peninsula for more comprehensive shopping options and a wider variety of restaurants.

Outdoor activity options include state parks with water access

Several state parks are on the island, including:

  • Fort Flagler Historical State Park, a campsite with historic forts on the water
  • Mystery Bay State Park, an inlet with a boat launch
  • Kinney Point State Park, a beach that is part of the Cascadia Marine Trail system
“A lot of the stuff around here is parks, hiking, walking, clamming and shellfish fishing is very popular,” says Terry Smith, a Re/Max First Inc. broker with two decades of experience.

Housing inventory is limited in Marrowstone

Contemporary cottages and cabins are common in Marrowstone. Many homes are purchased and used as second homes or converted into vacation rentals. The area’s homes are priced between the mid $600,000s and $1.5 million for ones near the water. On average, homes sell nearly twice as fast as the national average. “It’s hard to get a spot there since many stay there. It’s a controlled living area, very subtle, very quiet, very small-town USA,” says Thomas Earnest, a broker at John L. Scott, who has over three years of experience. “Many homes never hit the open market. Buyer's agents are local, and so a lot of it is word of mouth.”

Public school options available in the Marrowstone area

The Chimacum School District serves students living in Marrowstone. It includes:

  • Chimacum Creek Primary School and Chimacum Junior/Senior High School, both of which are highly rated
  • Chimacum Elementary School, which shares a campus with Chimacum Junior/Senior High School
  • The Pi Program, an alternative learning program that can be taken online
“They combined the Port Townsend and Chimacum schools, which were once rivals,” Smith says. “For some sports, there don’t have enough people, so they combined the teams and called it Rivals because of that.”

An island staple, Nordland General Store has the essentials

Nordland General Store is a cooperative located in the island’s central region, stocked with basic groceries, baked goods and apparel. It also sells beer, cider and wine from local establishments, such as Marrowstone Vineyards. A QFC and several restaurants are in Port Hadlock-Irondale, which is within a 20-minute drive of the island's farthest point.

Commutes can be long, unless residents work remotely or are retired

The median age in Marrowstone is mid-60s. “ Port Ludlow is a huge retirement area, and Marrowstone Island is similar, just with more acreage and remoteness,” says Trinity Reyes, a John L. Scott Real Estate broker with one year of experience. The Jefferson County Public Utility District is using a grant to fund the installation of a fiber broadband network on the island. Residents who sign up for it are expected to have service in early 2026. There is no scheduled completion date as the network will undergo continuous expansion. “Working remote would be the big thing if you’ve got property there. The commute to Seattle is about two to two and a half hours, and the city of Port Townsend is about 30 minutes away,” Earnest says. “During summer, it’s mellow; it’s never busy like the ferry islands. It’s not flashy. It’s deeply grounded.”
