Port Ludlow is a picturesque seaside community known for its marina, golf course and natural beauty. Situated in the shadow of the Olympic Mountains and on the coast of Puget Sound, the community offers residents easy access to the Puget Sound trifecta of recreational activities: great hiking, great boating and great golfing. Originally settled as a timber port in the mid-18th century, the community has seen extensive development in recent years, though not enough to diminish its rustic ambiance, particularly along the coast and around Port Ludlow Golf Course. “Climate is a major selling point. We’re in the rain shadow of the mountains, so we get 40% less annual rainfall than Seattle,” says broker Karen Best of Coldwell Banker, who has lived and worked in the area for over 30 years. “Any kind of outdoor activity you can imagine, you can find it here: hiking, fishing, hunting. We have a deep water marina, which is a great jumping-off point for trips to the San Juans or Vancouver Island. It’s a boater’s paradise.”

Northwest-style builds and waterfront homes

The housing market in Port Ludlow includes a variety of options, from waterfront homes with private docks to golf course properties and forested lots. The architectural styles range from midcentury ranch-style homes to contemporary homes, many of which are built to maximize views of the bay and surrounding landscape. The community features several planned neighborhoods, such as North Bay and South Bay, each offering unique amenities like community centers, swimming pools and walking trails. Home prices in Port Ludlow vary, with more affordable options available alongside luxury estates, catering to a wide range of buyers. Condos go for $350,000 to $500,000, while most inland single-family homes sell for between $600,000 and $900,000. Waterfront properties and larger estates in the neighborhood can go for anywhere from $1 million to $4 million.

A deep-water marina and neighborhood trails

Port Ludlow Marina is the centerpiece of the community, offering moorage, boat rentals and sailing lessons. The deep-water marina is a hub for boating enthusiasts throughout the area and provides easy access to the waters of Puget Sound. Adjacent to the marina, Ludlow Falls Interpretive Trail offers a scenic hike with views of waterfalls and lush forests, making it a great spot for nature walks and photography. There are also a number of smaller trails connecting the community. “We have something like 25 miles of trails, all of them volunteer-maintained,” says Best. “You can walk or bike basically the entire neighborhood without going on the roads except to cross.” The Port Ludlow Golf Club is another highlight, featuring a Bob Graves-designed 18-hole championship course that winds through forests and along the bay. The golf club also offers a pro shop, driving range and clubhouse with dining facilities. Additionally, the area is home to several parks, such as Shine Tidelands State Park, which offers beach access, wildlife viewing and fishing spots.

Fireside Restaurant and Silverdale shopping

Port Ludlow's commercial activities are centered around a small shopping area that provides essential services and a few local dining options. The nearest supermarket is the QFC in Port Hadlock-Irondale, 9 miles north of Port Ludlow. The nearest major shopping centers and big box stores are even further away in Silverdale, 25 miles to the south. “You have to be committed to driving a little bit because we don’t have a large grocery store,” says Best. “We have more of a convenience store, you’re going to be driving at least 20 minutes for shopping.” While there isn’t much retail in Port Ludlow, there are a few popular restaurants. The Fireside Restaurant at the Port Ludlow Resort is known for its locally sourced ingredients and waterfront views, while longstanding local favorite Molcajete offers highly rated Tex-Mex and a large patio.

Chimacum Schools

Port Ludlow is part of the Chimacum School District. Chimacum Elementary and Chimacum Junior/Senior High School both have a B-minus grade on Niche. State Routes 19 and 104

Transportation in Port Ludlow is primarily car-dependent, with residents using personal vehicles for commuting and running errands. The town is connected to the rest of the Olympic Peninsula via state Route 19 and state Route 104, providing access to larger highways and nearby towns. It’s a 9-mile drive to Irondale, 18 miles to Port Townsend and 25 miles to Silverdale, the three most important commercial areas for Port Ludlow residents. It’s a 17-mile drive to the fast ferry in Kingston, which runs Monday-Saturday and gets passengers to Seattle in about 40 minutes.
