Porter has rural living with newer homes and highly rated schools
Surrounded by cornfields and country roads in Delaware County, Porter is a small township with around 2,200 residents. It has a rural feel but is still relatively close to several job hubs in the Columbus metro area, which makes it popular with professionals who want a country vibe after a long day working in the city. With newer homes and access to highly ranked public schools, the area also appeals to families who want more peace and quiet than even many suburbs can offer.
Large lots, custom-style homes and fewer nearby neighbors
Homes are spread out across the area, most often on lots that come with several acres of land. Because of that, you don’t see many traditional suburban neighborhoods or cookie-cutter subdivisions. According to Jeff Gongwer, owner and broker with Re/Max Affiliates, that’s the whole point. “It’s for people who want larger tracts and don’t want to be tied to their neighbors,” he says.
Many homes lean into a country feel, with farmhouse or cabin-style details and practical outbuildings like worksheds. Contemporary colonials, Craftsman homes and ranch-style houses are all common, with prices typically ranging from the mid-$400,000s up to $1.7 million, depending on size, acreage and extras like pools or fishing ponds. Gongwer notes that Porter Township will eventually feel the effects of Columbus’ growth, but not anytime soon. “You’ll see some big developments eventually,” he says. “But it’ll still be houses on 2-acre lots.”
Most properties rely on private wells and septic systems, which is standard for the area. Internet and cell service have gotten better in recent years, including some fiber and fixed wireless options, though availability can still depend on the exact location within the township.
Strong report card scores and standout high school athletics
From 2023 to 2025, Big Walnut Local School District has consistently earned 4 out of 5 stars on the Ohio School Report Card, exceeding state standards overall, with especially strong marks in graduation rates and closing achievement gaps. The district has also gained statewide recognition in athletics, most notably when a Big Walnut High School junior was named 2026 Ohio Ms. Basketball, one of the highest individual honors in Ohio high school sports.
Country roads with access to Columbus and nearby job hubs
Several of Porter’s country roads connect easily to U.S. Route 36 and state Route 61, which makes commuting into Columbus and other nearby job centers fairly straightforward. Sunbury is just over 5 miles away and functions as the main nearby spot for shopping and restaurants. The tech corridor in New Albany is roughly 20 miles away, Worthington is about 25 miles out and downtown Columbus is around a 30-mile drive.
