Relaxed suburban atmosphere with nearby amenities
Located about 4 miles from Downtown Portland, North Deering stretches back to the Presumpscot River, offering a balance of nearby city amenities and abundant hiking opportunities. “To me, you get the best of both worlds. You’re in Portland, but it feels like you’re suburban,” says Tom Landry, the broker and owner of Benchmark Real Estate with over 20 years of experience selling homes in Portland. “The entire area of the city of Portland is fairly compact and just off the peninsula, you have these wonderful residential neighborhoods with yards and a little bit more air around you, so the lots get a little bit bigger.” This gives North Deering a distinctly suburban, almost rural atmosphere. “Unlike more urban areas, you get to know your neighbors, and I think that’s one of the big appeals,” Landry says. “And the other side of it is you’re not so on top of people that you’re not private.”

Affordability, extra space in a competitive market
Another major draw is North Deering’s affordability compared to nearby neighborhoods like Back Cove, Deering Highlands and Deering Center. “You can get a home for $400,000 or $450,000, whereas an equivalent home is going to be $200,000 or $300,000 more in those other areas,” Landry says, adding that the extra yard space is also a draw. “People are farming more at home. Raised gardens, small garden plots. People want a barrel sauna in the backyard. Maybe they have some chickens. Tough to do that urban, but out there? Absolutely.” A small home can dip into the $300,000 range and large homes with ample garage space can rise to around $1 million. Home styles vary widely, too. Various colonial styles are common, from more traditional colonial-style homes to Garrison or Dutch Colonials. Cape Cods, ranch-style homes and even the odd Saltbox-style houses also make appearances.
The area’s affordability makes competition fierce. “When something is listed for anywhere from $300,000 to $500,000, we’re usually getting bidding wars,” Landry says, adding that even homes below the $700,000 mark can experience this. “Some houses that need a bit of work are lingering a little longer, so I think if a savvy buyer is willing to roll up their sleeves and get a little bit of sweat equity, they can still find that diamond in the rough that doesn’t need everything but has potential. Some of the ones that need a little bit of love can still be a bargain.”

Job shadowing at Deering High
Niche gives Portland Public Schools a B rating. Children in North Deering can attend Lyseth Elementary School and Lyman Moore Middle School, which both have B-minus ratings, before moving on to Deering High School. With a B, Deering High offers students the chance to participate in job shadows and workshops on job application and resume writing. Alternatively, St. Brigid School is a private Catholic school that teaches prekindergarten through eighth grade.

Hiking along the Presumpscot River
The Presumpscot River Preserve is frequented by hikers, bikers and kayakers alike. Hiking trails thread through the neighborhood and along the river thanks to Portland Trails, a local nonprofit that connects Greater Portland through more than 70 miles of trails. “They have these interconnected trails that provide people this ability to get really quite rural and quite wild right in their backyards a lot of times,” Landry says. “Within a quarter mile or at most a half mile in any house in North Deering or Nasons Corner, you can get on one of these biking and walking trails and explore. There’s pristine forest and these great rock outcroppings, but there’s also things like the Presumpscot River, which is absolutely gorgeous, and it’s right outside your door.” Dog owners also love the Quarry Run Dog Park for its huge fenced-in space with hiking trails, and Riverside Golf Course offers sledding, snowshoeing and cross-country skiing during the winter. In 2022, Portland was awarded a $400,000 federal grant to purchase land in North Deering that will become a 24-acre park.

Fried pickles and sandwiches at Po’ Boys & Pickles
Thanks to what Landry calls the “rebirth of pocket neighborhoods,” North Deering residents can grab essentials without heading downtown. “You’ve got some local shops, you’ve got grocery stores, you’ve got coffee shops,” Landry says, adding that many residents can walk to these spots. They pick up groceries at Shaw’s and enjoy access to banks, pharmacies and UPS. Hungry residents head to Susan’s Fish-n-Chips or Po’ Boys & Pickles or grab a sweet treat at the family-owned Lib’s Dairy Treats. Landry says that Bruno’s Restaurant & Tavern is an “anchor” in the community where locals often meet for celebrations.

Highway access, nearby Downtown
Auburn Street, Washington Avenue and Allen Avenue are North Deering’s main thoroughfares, but residents are just a couple of minutes from Interstate 95, Interstate 295 and U.S. Route 302. Downtown Portland, the Portland International Jetport and the Maine Medical Center are all within 5 miles from home.
