Small-town living north of the Willamette River

Situated in northern Portland, Arbor Lodge is a largely residential community close to the city center offering a quiet suburban-like setting overlooking the Willamette River. While much of the community was built in the early 1900s, renewed interest in the community has led to developers capitalizing on the expanding public transport of the Yellow Line train and building new townhouses around the neighborhood’s growing commercial corridor. Residents here take advantage of the secluded living with close proximity to urban amenities and U.S. Interstate 5 for quick 6-mile commutes into downtown Portland. Locals here rarely have to leave the community and often spend their time strolling along the paved paths at Arbor Lodge Park, shopping at nearby Hayden Meadows Square and maintaining the small-town feel at community events hosted at Arbor Beer Lodge. “Arbor Lodge is centrally located in northern Portland — offering easy access to both Portland International Airport and the downtown area,” says Matt Moss, long-time local Portland Real Estate Agent with eXp Realty. “However, you will have to sacrifice that sense of walkability living in neighborhoods like this and become much more car-dependent than areas closer to downtown.”

Cozy bungalows and traditional American Foursquares

Arbor Lodge features a range of housing options from single-story bungalows and Cape Cods to traditional American Foursquares and multi-family townhouses. The Arbor Lodge community boasts no Homeowners Association, however some of the newer constructed single-family homes and townhouses are subject to monthly fees. With a median sales price of $550,000, price points here can range from the low 300,000s to upwards of the high $700,000s depending on the age, size and location of the property. For example, a two-bedroom bungalow fixer-upper costs around $325,000, while a fully renovated four-bedroom American Foursquare can go for around $772,000. Homes neighboring Arbor Lodge Park are subject to increased price points here. Homes here often feature paved driveways and are typically fronted by paved entry paths and small yards with enough room for seasonal brush and foliage. “The Arbor Lodge community offers residents a great place to raise a family with quiet residential streets at an affordable price point,” says Moss.
