Walkable living in historic southeast Portland
Tucked away along the peaceful, shady streets of southeast Portland, life moves at a slower pace in Eastmoreland. "Eastmoreland is often thought of as a bucolic suburb from days gone by," says Claire Paris, the principal broker and owner at Portland's Paris Group Realty. Added to the National Register of Historic Places in December 2022, Eastmoreland's tree-lined residential streets provide a walking tour that illustrates the 20th Century's most popular architectural movements. Sloping French roofs and exposed beams on Tudor homes are just a few details that make each home unique. Popular shopping areas like Sellwood and Woodstock are also within walking distance, so residents can pick up a cup of coffee or visit locally-owned restaurants that have been serving the community since the early 1900s. To the north, the neighborhood is also bordered by a public golf course, a flower garden and a private liberal arts college. Just 5 miles from Downtown, access to nearby amenities and a charming, old-timey vibe come together in Eastmoreland.

"The homes here are a real treasure for the city with their antebellum feel. I love to walk by and admire all the different kinds of facades," says Alex Roy, an area local and Realtor with John L. Scott Real Estate. Influences from Europe can be seen in Colonial Revival, English Cottage, and Mediterranean Revival styles that were brought back after World War I. There are also Craftsman bungalows and American Foursquare houses that showcase the Arts and Crafts movement and its attempts to capture the diverse design influences of the early 20th Century. These historic homes are complemented by more streamlined designs from the midcentury, ranging from minimal ranch-style homes to Northwest Contemporary builds. Two-bedroom cottages can be found selling for as low as $600,000, while homes with up to 4,000 square feet can sell for up to $1.3 million. The neighborhood is also known for its grand, hundred-year-old trees, with tall oaks, beech, and spruces weaving a leafy canopy over spacious lawns and flower beds. Eastmoreland has a CAP Index Crime Score of 3 out of 10, which is lower than the national average of 4.
Portland public schools and Reed College
Eastmoreland also keeps school close to home, with Duniway Elementary located right in the neighborhood and earning a B-plus on Niche. Older students may attend Sellwood Middle, which also earns a B-plus, before continuing on to Milwaukie High, which receives a B-minus from Niche. Milwaukie High is known for offering fun clubs and athletics for its students, ranging from the Dungeons and Dragons Club and Art Club to football, basketball and cheerleading. Just north of the neighborhood, Reed College is a private institution known for its leading liberal arts and philosophy programs. "Reed College is an anchor for the neighborhood," says Roy, explaining that the college often holds free and public events for the community, from regular readings and lectures to the Oregon Bach Festival put on by the school's music department during the summer.
Heading outdoors in Eastmoreland
Eastmoreland's natural beauty extends beyond its residential areas as well, with several parks and outdoor spaces bordering the neighborhood. One highlight is the Crystal Springs Rhododendron Garden, where visitors can stroll through a beautifully cultivated and designed green space, watch ducks swim through the ornamental ponds or watch more than 2,500 plants bloom every spring. The garden's main attraction is its collection of 100-year-old rhododendrons, which have grown so tall that visitors can now walk under them and look up as they bloom. Another popular amenity is the Eastmoreland Golf Course. This publicly owned, 148-acre course is also right next to the neighborhood, providing a convenient and naturally beautiful place for community members of all skill levels to enjoy playing golf. For more athletic options, Berkley Park has tennis courts, a softball field and open space for dogs to run around. Young kids often enjoy playing on the park's playground, while a pavilion and tall, shady trees make plenty of space for friends or families to get together.
Shopping and dining on Woodstock Boulevard
"Eastmoreland is also surrounded by two of Portland's most walkable and sought-after locations," Roy says. With Sellwood to the west and Woodstock to the east, local bars, restaurants and options for shopping are all just a short walk, bike or drive outside the neighborhood. Woodstock Boulevard is lined with grocery store options like New Seasons and Safeway, and those eating out can find a selection of locally owned restaurants and bars nearby. One neighborhood staple is Otto's Sausage Kitchen and Meat Market, which has been open for over a hundred years and was featured on Diners, Drive-Ins and Dives with Guy Fieri. This family-owned and operated restaurant is known for its fully-cooked Tuscan chicken sausage that patrons line up outside to eat daily, as well as their fresh bratwurst, which patrons can take home and grill. For coffee, Papaccino's is just a stroll away with a laid-back environment and a dedicated play space for kids. The Thai Sunflower is a nearby dinner option that Roy recommends for its kind staff and authentic flavors.
Eastmoreland's layout and the City Beautiful Movement
During the late 19th and early 20th centuries, adherents to the City Beautiful Movement sought to include elements of beauty in parks, schools, and other public buildings they designed. They believed this would inspire people who lived there to follow a more harmonious social order that would improve their quality of life. Taking inspiration from Central Park Designer Frederick Law Olmstead, William Ladd with the Ladd Estate Company and landscape engineer Robert Greenleaf expressed their version of this philosophy when they laid out the Eastmoreland neighborhood. Greenleaf's first step in this process was setting up a "grid and meander" pattern where the neighborhood's north-south streets ran parallel to each other, in keeping with the gridded layout the rest of Portland was incorporating, while its east-west streets gradually curved to follow the contours of the natural terrain. "Eastmoreland has winding streets and just enough topography to make a walk interesting," Paris says. This combination of parallel lines and curving contours also yields oblong, if not oval-shaped, lots that often cover more space than the rectangular lots found in other city neighborhoods.
Getting around the greater Eastmoreland area
About 5 miles from Portland's downtown, Eastmoreland residents are well-connected to the rest of the city without the accompanying hubbub of living right in the middle of it. Residents can walk if they'd like or hop on a bike and be anywhere in the southeast Portland area in a matter of minutes, according to Paris. Public bus routes also run along major thoroughfares like Woodstock and Cesar Estrada Chavez Boulevards, helping to circulate residents throughout the area. A drive downtown takes just over 10 minutes along McLoughlin Boulevard, while interstates like I-5 and I-205 help connect residents with surrounding areas like Seattle and Eugene. The closest hospital, Providence Milwaukie, is just a few miles south, while, to get to the nearest airport, Portland International is about 11 miles north along Interstate 205.

Eastmoreland is a very safe, friendly neighborhood and I enjoy walking around as nearly everyone will stop to say hello. The biggest problem I have with Eastmoreland is that it is not very diverse.
