Modern meets historic in Hosford-Abernethy
Hosford-Abernethy, 2 miles from downtown Portland, is a commercial and residential location with historical significance. “Hosford-Abernethy is a high-demand location,” says Darryl Bodle, broker and real estate agent at Darryl Bodle Real Estate. “Part of that is because of its walkability and the commercial intertwined with the residential.” Hosford Middle School and Abernethy Elementary School are the area’s namesake, marking either end of the neighborhood. While most of Portland is set up in a grid system, a rectangle of housing and greenery known as Ladd’s Addition breaks this tradition. The wine and liquor merchant William S. Ladd designed the long, diagonal streets of the nationally recognized 1930s subdivision. It is also home to the still-active 1913 St. Philip Neri Catholic Church. “My favorite thing about this area is Ladd’s Addition,” says Teasha Schmidt, a local Realtor with Madaire Realty. “With a bunch of beautiful, old Portland homes. As you go through the neighborhood, there are roundabouts with rose gardens.”
Dining on Southeast Division Street
The neighborhood is next door to the 15 blocks of restaurants, breweries, cafes and other eateries located on Southeast Division Street. This restaurant hub is home to Blue Star Donuts, a local chain that specializes in gourmet doughnuts. Salt & Straw offers specialty ice cream with unique flavors. Portland Staple, PDX Sliders, serves eclectic sliders and fries. Across the street is Bollywood Theater, an Indian restaurant decorated with Bollywood movie posters and set in an outdoor marketplace. Off Southeast Division Street is Clinton Street Coffeehouse, a local coffee shop that serves locally sourced bagels and pastries. Historic Charm in Ladd's Addition
Bungalow, minimal traditional and Foursquare styles are common in Hosford-Abernethy. Ladd’s Addition hosts larger, historic houses, some in the Tudor and Queen Ann style. “All homes in Ladd’s Addition have their original historic charm and aesthetic PDX style,” says Bordle. There are also several condos and townhouses in postmodern styles. Both single and multifamily housing, condos and townhouses are arranged in a grid surrounded by neatly manicured foliage and placed on small lots next to wide sidewalks. Condos and townhouses range from $350,000 to $700,000. Homes in the area range from $400,000 to $950,000. Ladd’s Addition housing ranges from $650,000 to over $1 million. Multifamily dwellings range from $900,000 to over $2 million.

Portland's top attraction in Hosford-Abernethy
Ladd’s Addition has public rose gardens marking each cardinal direction and the Ladd Circle Park & Rose Garden at its center. The gardens feature over 3,000 roses in 60 varieties. Joggers and bikers hop on the Eastbank Esplanade, part of the mixed-use trail network that runs throughout Central Portland on either side of the Willamette River.
The area is home to the city’s top attractions, including the Oregon Museum of Science and Industry, featuring a planetarium and interactive exhibits. The OMSI also allows tours of the decommissioned USS Blueback, the last nonnuclear-powered U.S. combat submarine. The Clinton Street Theater, one of the country's oldest operating movie theaters, shows "Rocky Horror Picture Show" every Saturday and hosts drag shows, dance performances and other performing arts.

Hosford-Abernethy is served by Portland Public Schools, listed as one of the best school districts in Multnomah County and receives a B-plus rating from Niche. Children attend Abernethy Elementary School and continue to Hosford Middle School, both of which receive a B-plus. Bikers congregate in Ladd’s Addition for Ladds 500
In April, costumed bikers flood the diagonal streets of Ladd’s Addition, aiming for Ladd Circle Park. “Ladds 500,” says Schmidt. “People will ride around those circles for 100 miles. It’s a super fun event for the community.” Bikers aiming to reach 100 miles while circling Ladd’s central park form teams and wear matching costumes, resulting in an eclectic array of headgear from banana hats to lampshades. Religious services are held at St. Sharbel Catholic Church, Saint David of Wales, Vietnamese Assembly of God Church and others around the area.

Commuters walk and bike
Residents can walk or bike within the area, and bus stops line popular roadways leading into downtown and throughout the city. “Lots of walkability, lots of bankability,” says Schmidt. “The whole area is extremely bike-friendly.” The MAX Orange Line of the Light Rail runs through the neighborhood leading to downtown Portland and Milwaukie, 5 miles away. U.S. Route 26 and Oregon Route 99E, also lead into downtown. Interstate 5 takes commuters outside the area, stretching from California to Washington state. The Providence Portland Medical Center is 4 miles away, and the Portland International Airport is 9 miles away. The CAP Index crime score is a 6 out of 10, higher than the national average of 4. Motor vehicle theft is at a 9. Neighborhoods in the Portland area have a Neighborhood Response Team officer, who works with residents to combat crime and report safety concerns. Residents may also reach out to police officers during community meetings.
