Two major commercial streets draw attention to King

King is a vibrant pocket of Northeast Portland with the quirky, artsy energy that the City of Roses is known for. Early 20th-century homes on quiet streets with a storybook feel surround Martin Luther King Jr. Boulevard and Alberta Street, two major commercial thoroughfares on the east side of the city. There, you’ll be spoiled for choice between the neighborhood’s restaurants, specialty shops and other hang-out spots.

Cost of living and housing options in King

Homes in King come chock-full of character; Craftsman homes, Tudor-style cottages and American Foursquares from the early 20th century make up most of the neighborhood’s architectural landscape. “It’s a fun little pocket of town,” says Casey Riley, the owner of Riley & Company at Cascade Hasson Sotheby’s International Realty. “The houses are older. They are cool, non-cookie-cutter styles.” With the addition of contemporary builds that started to be added in the 1990s, single-family homes in King range from the upper $300,000s to just over $1 million. Townhomes sell between the low $300,000s and the mid $800,000s, while midcentury one- to two-bedroom condos are priced slightly lower —between the mid $200,000s and the upper $300,000s — though they often come with homeowners association fees.

Restaurants, bars and stores in King

Martin Luther King Jr. Boulevard and Alberta Street are the neighborhood's hot spots, both lined with trendy places to grab dinner or go shopping. “There are really cool buildings that have been transformed over the years. There are a lot of murals on the side of the buildings,” Riley says. “It’s a very artistic-looking area. It’s got its own personality. On Saturdays, we’ll go park and walk from one end to the other.” Some of the neighborhood’s stand-out businesses include:

  • Modern Domestic, a sewing machine store that also provides sewing classes and repair service
  • Cason’s Fine Meats, a butcher offering fresh or cooked meat and 35 years of experience
  • Radio Room, a chic eatery with a heated patio and live jazz every Sunday inside a former Art Deco service station
  • Keys Lounge, a trendy cocktail bar that inhabits an old 1960s locksmith building, brought to you by the same people from Radio Room
Tin Shed Garden Café is a popular brunch spot on the east side of the neighborhood that sources local, natural ingredients for its menu. Riley says. “The owner is a huge dog person, and they have an actual dog menu.” For groceries, there is a Natural Grocers on the corner of Alberta and Martin Luther King Jr. Boulevard.

Walkability and bike-friendliness in King

“The area is super walkable and really centrally located,” Riley says. Trendy stores and popular restaurants on Martin Luther King Junior Boulevard and Alberta Street are within a 20-minute walk from almost any house in King, and sidewalks keep pedestrians separated from cars. Most of the neighborhood’s streets are quiet and residential, meaning bike trips to King’s commercial areas are safe and convenient as well.

Public transportation and commuting

While there’s plenty to do on the east side of town, residents of King are only about 5 miles away — or a 15-minute drive — from Downtown Portland. Interstate 5 is just west of the neighborhood and connects to Interstate 405, which carries commuters across the Willamette River every day. Otherwise, residents can catch one of four different TriMet buses that stop throughout the neighborhood.

Schools that serve King

King falls under the Portland Public Schools district; with over 44,000 students across 81 schools, it’s one of the largest districts in the Pacific Northwest. Teenagers may attend either Grant or Jefferson High School, both of which are highly rated. Jefferson High is a magnet school with a number of unique offerings:

  • Middle College for Advanced Studies, with dual-credit courses taught on campus
  • A three-year Biomedical and Health Sciences Program
  • A dance program established in 1975 and two student dance companies
