Locals live large in Lloyd District — home of the city’s largest shopping mall, the state’s largest convention center and the world’s largest Foucault pendulum. Lloyd District is home to a small residential population of about 3,400 people, compared to the tens of thousands who pour into the neighborhood daily to go to work in tall office buildings, cheer on Portland’s NBA team – the Trail Blazers, attend concerts, enjoy shopping sprees and hang out late at local bars and restaurants. “It’s like being in Downtown Portland but better,” says Cassandra Marks, Realtor with Real, who has serviced Portland since 2011. “You’re just across the river from downtown and can walk to so many wonderful places. You’re close to the river, Trail Blazers games, concerts and public transportation.”

The number of people in the district on any given day can vary wildly depending on what events are going on. Lloyd is well known for the riverside Moda Center, home of the Trail Blazers. When basketball fans aren’t cheering on the city’s beloved basketball team, the stadium is full of concertgoers watching their favorite musicians. Veterans Memorial Coliseum is right next door, frequently hosting large indoor events such as monster truck rallies, Portland Winterhawks games (Canadian Hockey League) and more concerts. The neighborhood is also home to the Oregon Convention Center – the largest in the state – featuring all types of conventions year-round and home to the “Principia,” noted as the world’s largest Foucault pendulum.

Famous Portland chains and the city's largest mall
This bustling part of Portland is full of restaurants, coffee shops and bars that locals, business workers and eventgoers enjoy walking to. While they’re spread all over town, many are located along NE Broadway. To name a few: Frank’s Noodle House is a favorite for Chinese comfort food, while Black Water is one of the most popular vegan taverns in town. Along with these two frequented local restaurants are well-known city chains like McMenamins. “Each McMenamin is different with its own unique vibe,” says Marks. “The one in Lloyd is one of my favorites. It almost seems like a two-story greenhouse.” The gastropub is beautified by an abundance of indoor greenery that diners can soak in while enjoying local beer, artisan grub and live music. NE Broadway has a Safeway where locals can shop for groceries and other essentials. For a broader shopping experience, people head to Lloyd Center, the largest mall in Portland, which also has a public ice rink.

Urban condominium living
While housing is sparse, it’s made up of mid- and high-rise contemporary condominiums. Residents can settle down in a one- or two-bedroom condo with modern amenities and balconies overlooking the city. One-bedroom condos typically offer anywhere from 300 to 800 square feet of living space, selling for around $200,000 to $300,000. When locals need to stretch their legs, they can stroll around Holladay Park, an urban square with tree-lined walkways that lead to sprinklers in the center – a fun spot for kids to cool off. IB degrees and dual enrollment through Portland Public Schools
Some students attend Buckman Elementary before moving on to Hosford Middle and Cleveland High, all of which receive a B-plus grade from Niche. Cleveland is one of two high schools within Portland Public Schools that offers degrees through the International Baccalaureate Program. Other students begin their studies at B-graded Irvington Elementary before going on to B-minus-graded Harriet Tubman Middle and A-minus-graded Grant High. The high school does a phenomenal job preparing students for post-secondary education. It ranks far above the state average regarding college readiness, according to GreatSchools, with 34% of students receiving dual enrollment credit from Portland Community College, Portland State University and Oregon Tech.
Public transportation through Max Light Rail and TriMet buses
Locals can walk right from their condos to a Max Light Rail station to take a train anywhere in the city. Commuters can also take a public TriMet bus to get around town.
