Trendy restaurants and boutiques within walking distance of 20th-century homes

Across the Willamette River from Downtown Portland is a neighborhood known as Richmond, where walking down South East Division Street means stopping for artisanal donuts at Blue Star or sampling Italian-style gelato made from local fruit at Pinolo. Spanning a mile and a half up and down, Richmond is a balance of retail and residential. “It’s what I would consider the heart of Southeast Portland,” says Alex Roy, a Southeast Portland local and Realtor with John L. Scott Real Estate. “Division has seen many improvements over the last 12 years — there are grocery stores, bars and restaurants in all directions.” Most streets are shaded by large, 100-year-old trees and homes are just as old, with many dating back to the early 20th century. According to Roy, the neighborhood is “highly walkable,” and some residents can march down their front stoop straight to a 7 p.m. reservation at Ava Gene’s (on special occasions) before attending a late-night screening at the Clinton Street Theater — it’s been showing “The Rocky Horror Picture Show” weekly since 1978. From Richmond, it’s also “incredibly easy” to get to Downtown Portland, according to Roy. In other words, there’s never any shortage of events to attend, new foods to try and streets to explore with the Portland Bicycling Club.

Century-old bungalows and street parking

With the average list price hovering around $660,000, buyers will find a range of options in Richmond, from modest 1920s-era cottages for under $500,000 (and less than 1,500 square feet) to sprawling six-bedroom mid-century modern properties for close to $2 million. At the midpoint, those looking to put down roots in Richmond will find bungalows and foursquares dating back to the early 1900s for between $600,000 and $800,000. Homes are often raised above street level, and grocery hauls can sometimes mean carrying bags up steep front steps. Given most of these homes’ ages, attached garages are few and far between. “There were street cars at the time of these houses being built, and people were hitching their horses,” says Roy, adding, “The flip side is street parking is tight throughout all those areas.” Out-of-towners visiting Richmond restaurants and bars often park in front of residential properties. “If you’re within a block of Hawthorne or Division you have cars in front of you all the time,” explains Roy. Some homes have tuck under garages that, even if they aren’t large enough for cars, can be used for storage.

Small-scale eateries and eclectic shopping along Division, Hawthorne and Powell

Major shopping and dining thoroughfares in Richmond include South East Division Street, which cuts horizontally through the neighborhood’s center, South East Hawthorne Boulevard to the north and South East Powell Boulevard to the south. Each street has an eclectic mix of boutiques and restaurants. Favorite stops along Hawthorne include Stumptown Coffee Roasters, a Portland-based roastery where coffee is just as much a science as it is a morning tradition, and DC Vegetarian; order their vegan Italian sub, steak and cheese or Reuben sandwich. Along Hawthorne, shop for used vinyls, CDs and DVDs at Jackpot Records or tick items off a grocery list at Fred Meyer. There’s also New Seasons Market, which sells locally sourced products and offers a sensory-friendly shopping hour on Saturday (no music or overhead announcements). H Mart is a few blocks north in Belmont. Powell Boulevard, meanwhile, is home to Ph? Hùng, a casual Vietnamese restaurant, and other no-frills roadside stops like Tecos Fresh Mexican Food and SuperDeluxe, where locals can order chicken nuggets and burgers from the nostalgic drive-thru.

A Mandarin Immersion Program at Hosford Middle and Cleveland High

Kids in Richmond can attend Portland Public Schools like Abernethy Elementary, Hosford Middle and Cleveland High, all of which received a B-plus from the educational review site, Niche. Cleveland High, built in the late 1920s, is one of only two high schools in the Portland area to offer International Baccalaureate (IB) classes. Students enrolled in the Mandarin Immersion Program at Hosford Middle are automatically assigned to Cleveland (rather than other public high schools like Franklin), where they will continue to take Mandarin language and content courses. Along with their highly rated academic programming, Cleveland is perhaps best known for being the site of the Decemberists music video for the song “16 Military Wives.”

Farmers markets throughout the Portland metro area

Open year-round on Saturdays, the Portland State University Farmers Market is visited by nearly 10,000 shoppers on some summer mornings, and over 100 farmers, local restaurants and artisans sell their wares under white tents and century-old elm trees. There’s also the Shemanski Park market on Wednesdays from May through October and the Lents International market, which sets up shop next to Interstate 205 on Sundays from June through November.

Athletic fields, playgrounds and Urban Quiet Parks

After school and on the weekends, Richmond families head to Sewallcrest Park for the shaded playground, off-leash dog area and athletic fields. Residents challenge one another to games of pick-up basketball or reserve plots in the community garden. Next to Franklin High School is Clinton City Park, which spans over 12 acres and includes soccer fields where local teams practice. The park is also a designated Basic Earthquake Emergency Communication Node (BEECN) location, where residents are advised to go for emergency assistance after major earthquakes. Farther to the east is Mt. Tabor Park, the site of an extinct volcano. The park spans over 100 acres and became the first Urban Quiet Park in the country in 2023, as determined by Quiet Parks International. Families also enjoy visiting Westmoreland Park for its Nature Playground and Eastmoreland for its public golf course and the Crystal Springs Rhododendron Garden — tickets here are $5.

Luxury movie theaters, music venues and city science museums

Along with a smattering of global restaurants and grocery stores, South East Powell Boulevard is also the site of Studio One Theaters, which has seven “penthouse” theaters themed after high rises in New York, Paris, Tokyo, Rio, and Istanbul. Patrons can order dinner and drinks from a farm-to-table menu while watching a movie. Just outside the neighborhood is Aladdin Theater, a 1920s-era movie house turned popular music venue. Or locals can visit Hopscotch Portland, a fully immersive and experimental art gallery — tickets are $24 for adults. Closer to the Willamette River there’s the Oregon Museum of Science and Industry (better known as OSMI), where locals can visit the planetarium and explore hands-on exhibits. Or reserve tickets for a 21-plus night, where visitors can explore the museum after dark, watch science demonstrations or listen to live music and DJ performances. Others enjoy watching shows at the Hampton Opera Center, or even driving across the Hawthorne Bridge to explore more opportunities in Downtown Portland. The city’s home to an art museum, multiple concert halls and, farther inland, the Oregon Zoo in Washington Park.

TriMet buses, the Portland International Airport and nearby medical care

Richmond residents can access Downtown Portland via the TriMet public bus system. The FX2 stops along South East Division Street before heading over the Tilikum Crossing Bridge, and residents can also pick up the 72 or 14 along Hawthorne and South East Powell Boulevard. There’s also a light rail station at the intersection of Clinton Street and South East 12th Avenue. For long-distance travel, Richmond residents can drive to Portland International Airport, less than 10 miles north via Interstate 84. From here, travelers can book a nonstop flight to more than 60 destinations.

Medical care is readily accessible at the Providence Portland Medical Center, just 2 miles north along Cesar E. Chavez Boulevard. The facility specializes in cancer and cardiac care and has over 483 beds.
